Earlier this month, Governor Ron DeSantis signed a new law changing how building permits and home inspections are handled across Florida. For residents in Boynton Beach and the fast-growing western Boynton area, House Bill 803 could make smaller home improvement projects faster, cheaper, and less tangled in red tape. Beginning July 1, 2026, many non-structural residential projects under $7,500 may no longer require a traditional building permit, as long as the property is not in a designated flood hazard area and the work does not involve plumbing, electrical, gas, mechanical, or structural systems.

Projects such as interior painting, flooring, cabinetry, drywall work, some fencing, and cosmetic upgrades may be able to move forward without permit approval. For Boynton Beach homeowners, especially those living in HOA communities across west Boynton, another major change involves architectural reviews. HOAs will no longer be allowed to require homeowners to first obtain a government-issued building permit before beginning the HOA review process. That could shorten approval timelines for residents in communities with strict design boards.

The law also aims to reduce long waits at local permitting offices. HB 803 requires local governments to respond more quickly to permit applications, including a five-day response window for smaller projects under $15,000. In fast-growing areas like Boynton Beach, where remodeling, construction, and development activity have surged in recent years, supporters say the law could ease backlogs for homeowners, contractors, and local building departments. But not everyone is convinced. Critics warn that fewer required permits and inspections could open the door to unlicensed or lower-quality work.

That concern carries extra weight in South Florida, where hurricane standards, insurance issues, and property values are never far from mind. Poorly completed work could create problems later during home sales, insurance claims, or storm damage inspections. The bill also expands the role of private inspectors and engineers, which could help larger projects in Boynton Beach and Palm Beach County move through the approval process more quickly. After nearly three quiet years, work is finally underway at Acme Dairy Road and Boynton Beach Boulevard in western Boynton. The new community, called The Ellie at Logan Ranch, will bring 314 residences to 39 acres on the southeast corner, just across from the upcoming The District sports and entertainment complex. The project includes six four-story apartment buildings, seven two-story townhouse buildings, recreation areas, water features, and preserved land.

At least 25% of the units are expected to be workforce housing, offering more options for local workers in an increasingly expensive area. But for many west Boynton residents, the bigger issue is what keeps disappearing. Land once tied to farms, nurseries, cattle, and open space is steadily being replaced by concrete, rooftops, and traffic. County traffic studies estimate The Ellie alone could add about 500 daily vehicle trips. Add The District, Valencia Del Mar, and future projects nearby, and one question keeps getting louder: how much more growth can west Boynton handle?

The Fire Rescue Debate That Could Impact Every Boynton Resident

Boynton Beach is taking a hard look at one of its biggest public safety questions: should the city merge its fire rescue department with Palm Beach County Fire Rescue? City leaders say the idea could save money, reduce long-term tax pressure, and create efficiencies through shared staffing, equipment, and training. Palm Beach County Fire Rescue is already a major force in the area, serving hundreds of thousands of residents and operating stations near Boynton, including the newer Station 49 west of the Turnpike.

Congress Avenue was once a quiet two-lane road lined with dairies, pastureland, and cows. In the early 1960s, historic aerials showed open land around Old Boynton Road and Congress, with cattle even crossing wooden bridges to graze. Then development took off. By the 1980s, Motorola and the Boynton Beach Mall helped turn Congress into one of the area’s busiest roads. Today, the cows are gone - replaced by brake lights, turn signals, and classic South Florida traffic.

Memorial Day serves as a reminder that Boynton Beach has deep military and veteran connections stretching back more than a century. The city itself was named after Major Nathan S. Boynton, a Union Army Civil War veteran who later helped establish the community in the late 1800s. Major Boynton rose from private to major during the Civil War before eventually traveling to South Florida and purchasing land that would later become Boynton Beach.

During World War II, the waters just offshore of Boynton Beach became part of the dangerous Atlantic shipping corridor known as “Torpedo Junction,” where German U-boats attacked merchant ships traveling along the Florida coast. Residents sometimes reported seeing burning vessels offshore as the war reached South Florida waters.

Today, thousands of veterans call Boynton Beach home, including former service members from several conflicts, including World War II, Korea, Vietnam, the Persian Gulf War, and, more recently, the Afghanistan and Iraq wars. Boynton Beach continues to honor veterans through annual ceremonies and memorial events hosted by the Boynton Beach Veterans Task Force and local organizations.

Nearby, the South Florida National Cemetery in western Lake Worth currently has more than 33,000 graves and interments, according to recent records, and serves as a final resting place for those who gave the ultimate sacrifice for our freedom. Opened in 2007, it was designed to meet the needs of the area for 50 years due to our region’s very large veteran population.

Today, local residents will once again gather to remember the men and women who gave their lives while serving the nation and to reflect on the military history that remains woven into Boynton Beach’s story.

More than half a million Florida residents have moved out of the state in recent years, according to newly released U.S. Census migration data, highlighting a shift in the Sunshine State’s once red-hot population boom.

While Florida continues to gain residents overall, the pace of growth has started to cool as more longtime Floridians relocate to other parts of the country. Even with this outflow, Florida still added hundreds of thousands of new residents through domestic and international migration.

In Palm Beach County and Boynton Beach, the trend is becoming easier to spot. Rapid development, rising home prices, heavier traffic, and soaring property insurance costs have become common concerns among residents. Palm Beach County still gained population overall between 2023 and 2024, but data shows domestic migration within the U.S. turned slightly negative, meaning more people moved out to other counties and states than moved in from elsewhere in America. International migration helped offset those losses.

Locally, Boynton Beach continues to see major growth projects underway, from new apartment communities and mixed-use developments to redevelopment discussions surrounding the Boynton Beach Mall corridor and western communities near Lyons Road and Boynton Beach Boulevard. But many residents say increased congestion, longer commute times, and affordability pressures are beginning to change the character and cost of living in the area.

Georgia ranked as the top destination for people leaving Florida, followed closely by Texas and North Carolina. Census trends also show growing movement toward other southeastern states, where housing costs and insurance premiums are often lower.

Despite the slowdown, Florida remains one of the nation’s fastest-growing states overall, with Palm Beach County’s population now estimated at 1.57 million residents. Boynton Beach itself continues to attract retirees, remote workers, and international newcomers seeking warm weather and coastal living.

A municipal endowment fund worth $400–$500 million that could generate returns large enough to chip away at property taxes long-term.

Also on the table: merging Boynton Beach Fire Rescue with Palm Beach County Fire Rescue. This is a move supporters say will save money without sacrificing service. Other ideas include utility transfers, CRA restructuring, and nonprofit art fee changes. Nothing is decided yet. Boynton Beach has a long military connection dating back to World War II, when large portions of South Florida were used for pilot training, radar operations, and coastal defense patrols to watch for German U-boats. During WWII, residents along the Boynton coastline were sometimes ordered to dim lights at night to make it harder for enemy submarines to spot ships traveling offshore. Publix is once again asking shoppers to leave open-carry firearms out of its grocery aisles - unless they are law enforcement.

New signs have recently appeared at Publix stores across Florida, including locations in Boynton Beach and Palm Beach County. The message is polite, but clear: “Publix kindly asks that only law enforcement openly carry firearms in our stores.”

For Boynton Beach residents, this is the kind of policy change people may notice during an ordinary grocery run - somewhere between grabbing deli meat, dodging the bakery section, and trying not to spend $87 on “just a few things.”

The change comes after months of confusion following a major Florida court ruling in 2025 that effectively made open carry legal in the state. After that ruling, Governor Ron DeSantis and state officials said Florida’s longtime open-carry ban would no longer be enforced.

Publix initially loosened its policy to align with the legal change, becoming one of the first major Florida retailers to allow customers to openly carry firearms inside its stores. But now, the Lakeland-based grocery chain appears to be stepping back toward its previous position.

The decision puts Publix more in line with major retailers like Walmart, Target, and Costco, which discourage or restrict open carry on private property.

Reactions are mixed. Some gun-rights supporters argue that open carry is protected by the Second Amendment and Florida law. Others, especially parents shopping with young children, say they feel more comfortable when visible firearms are not part of the weekly grocery trip.

The key point for residents is this: while Florida law may now permit open carry, private businesses still have the right to set their own policies. That means stores like Publix can ask customers not to openly carry firearms and may refuse service to those who do not follow the rules.

So the next time Boynton Beach shoppers walk into Publix, they may see a small sign with a much bigger message: the open-carry debate is no longer just happening in courtrooms or Tallahassee. It has made its way to the checkout line.

Valencia Del Mar is rising quickly along Lyons Road near Boynton Beach Boulevard, and it’s already giving West Boynton a very different look. The new gated GL Homes community is expected to bring about 518 luxury 55+ homes, with the first residents projected to move in by June 2026. This is not a quiet little retirement village either. Valencia Del Mar is being built as a full resort-style community, with plans for a 43,000-square-foot clubhouse, pools, fitness center, pickleball and tennis courts, dining, classes, and social spaces.

Homes are expected to range from about $1.2 million to nearly $2 million. But for residents, the real issue is bigger than one development. West Boynton’s open land is steadily turning into large luxury communities, bringing more people, more cars, and more pressure on already busy roads. The question now is simple: how much more growth can West Boynton realistically handle?

Lamar Jackson To Be Honored By Boynton Beach

Boynton Beach honored Hometown football star Lamar Jackson by retiring his high school jersey on May 15th, recognizing him as one of the city’s greatest athletic success stories. Jackson, a former standout at Boynton Beach High School, went on to become a Heisman Trophy winner and an NFL most valuable player with the Baltimore Ravens. School officials say the jersey retirement celebrates both his achievements on the field and the pride he has brought to Boynton Beach nationally. Jackson remains one of the most accomplished athletes ever to come out of Palm Beach County.

If you’re a resident of Boynton Beach, you may want to check before diving into the neighborhood pool this summer. Palm Beach County health inspectors issued 36 “unsatisfactory” pool inspection reports in Boynton Beach between March 1st and May 7th, according to recently released Florida Department of Health records. The inspections covered pools and spas at condo communities, HOAs, apartment complexes, fitness centers, and other shared-use facilities. An unsatisfactory rating does not automatically mean a pool was shut down or posed an immediate danger.

It means inspectors found violations that required correction at the time. Many facilities later fixed the issues and passed follow-up inspections. Still, Boynton Beach recorded the second-highest number of unsatisfactory reports among the south Palm Beach County cities reviewed, behind Boca Raton, which had 71. Inspectors check public pools for water chemistry, sanitation, safety equipment, fencing, signs, drain covers, and maintenance. Residents can review reports at floridahealth.gov.

Boynton CRA Looks To Clean Up Its Finances After Costly Missed Opportunity

Boynton Beach officials are taking a hard look at the finances of the city’s Community Redevelopment Agency after a review found the CRA may have missed out on up to $8 million in interest revenue because cash reserves were not invested more strategically. That is real money - the kind that could have helped fund downtown improvements, waterfront projects, infrastructure, parking, beautification, or other upgrades residents actually notice.

At the May 12th CRA meeting, City Manager Dan Duggar, who stepped in as CRA director after the sudden departure of former director Chris Brown, presented a restructuring plan aimed at cutting costs, tightening oversight, and improving accountability. The plan would keep the CRA legally independent but shift some administrative duties to city departments. Officials say the changes could generate nearly $5 million in annual financial improvements starting in 2026-27. For residents, the message is simple: Boynton had money sitting there - now officials want to make sure it starts working harder.

Boynton Beach’s Waterfront Is Getting a Major Storm Upgrade

Boynton Beach is getting a timely pre-hurricane season boost - and this one is focused on the waterfront. The city received about $1.1 million through a Palm Beach County emergency preparedness funding package from the federal government. The money will go toward resiliency upgrades at Boynton Harbour Marina, including replacing the commercial seawall.

That may not sound glamorous, but seawalls matter in a coastal city. They help protect public waterfront access, nearby businesses, and surrounding properties from storm surge, flooding, and rising sea levels. This is a practical investment in keeping one of the city’s key waterfront areas stronger and better prepared.

Early Boynton was the home to bank robbers who kept a secret hideout somewhere in western Boynton. Known as the Ashley Gang, the bandits wreaked havoc in South Florida for years. The Boynton Bank and other spots like it were repeatedly hit by the desperados. Despite capture and a jail break by John Ashley (the gang’s leader) their reign of terror continued, including a train robbery of the Florida East Coast Railway in early 1924. On November 1, 1924, the gang’s crime spree came to an end after a shootout with authorities.

Boynton Beach residents may want to take a closer look at the inspection history of their community pool before jumping in this summer. Palm Beach County health inspectors issued 36 “unsatisfactory” pool inspection reports in Boynton Beach between March 1 and May 7, according to recently released Florida Department of Health inspection records reported in a South Palm Beach County review.

That placed Boynton Beach second among the cities included in the review, behind Boca Raton, which recorded 71 unsatisfactory pool ratings during the same period. The inspections covered shared-use pools and spas at places many residents use regularly, including condominium communities, HOAs, apartment complexes, hotels, fitness centers, and other public or semi-public facilities.

Under Florida law, many pools serving apartments, subdivisions, hotels, motels, townhouses, parks, schools, churches, and similar properties are considered public swimming pools, even if they feel “private” to the residents who use them. An unsatisfactory inspection does not automatically mean a pool was shut down, and it does not always mean swimmers were in immediate danger.

It means inspectors found violations that required correction. According to the report, many facilities may have fixed their issues after inspection and later passed follow-up reviews. Still, the numbers matter for Boynton Beach because community pools are part of everyday life here. In a city filled with condo associations, gated communities, apartment complexes, active adult neighborhoods, and fitness centers, thousands of residents rely on shared pools for exercise, recreation, socializing, and relief from South Florida heat.

A failed inspection can point to issues residents may not notice just by looking at the water. The Florida Department of Health says it enforces sanitation and safety standards for public pools through operating permits and inspections. Those standards are meant to protect swimmers from health and safety problems involving pool sanitation, water quality, disinfectant levels, safety equipment, fencing, signage, drain covers, and overall operation.

Florida law gives the Department of Health authority to set sanitation and safety rules for public swimming pools and bathing places. Those rules can involve water supply, chemical and microbiological water quality, purification, disinfection, lifesaving equipment, and measures to protect bathers. For residents, the takeaway is simple: do not assume a pool is properly maintained just because it looks clean.

Clear water is not the same thing as compliant water. Before using a community pool, especially at a condo, HOA, apartment complex, gym, or hotel, residents can ask management when the pool was last inspected, whether any violations were found, and whether those violations were corrected. Residents can also review public pool inspection results through the Florida Department of Health’s online inspection database, which allows the public to view inspection results by county.

For Boynton Beach, the issue is not panic. It is awareness. With summer heat, school breaks, and hurricane-season humidity all arriving, shared pools will only get busier. A properly maintained pool is not just a neighborhood amenity. It is a public health responsibility.

While The Mall at Wellington Green is moving toward a mixed-use future with a proposed 620-unit apartment project that is replacing its long-vacant Nordstrom building, the future of Boynton Beach Mall may have even bigger implications for local residents. Opened in 1985, Boynton Beach Mall was once a major retail hub, but years of declining foot traffic, growing vacancies, and changing shopping habits have raised questions about its long-term future.

As thousands of new residents move into nearby developments around Congress Avenue and Boynton Beach Boulevard, developers increasingly view the property less as a shopping center and more as prime redevelopment land. City officials have previously discussed transforming the site into a large mixed-use district with over 1400 houses - plus restaurants, retail, offices, and entertainment. While such a project could bring new business and a more walkable environment, it would also add density and traffic to an already congested area.

Florida Moves to Stop AI Companies From Costing You More Money

Ron DeSantis has signed a new Florida law aimed at stopping everyday residents from footing the electric bill for the AI boom. As giant AI data centers spread across the country, state leaders grew concerned that the massive power and water demands of these server farms could eventually raise utility costs for communities like Boynton Beach. The new law, Senate Bill 484, requires large-scale AI facilities to pay for the expensive power infrastructure they need instead of shifting those costs onto homeowners and small businesses.

DeSantis said Floridians “should not pay one more red cent” because of energy-hungry tech companies. The legislation also keeps zoning control in the hands of local governments, meaning cities and counties can still reject data center projects or impose stricter rules. With concerns growing nationwide over AI’s impact on power grids, water supplies, and local development, Florida is now one of the first states trying to get ahead of the issue.

This week Boynton Beach is honoring National Police Week by lighting the city’s water tower blue. This is in recognition of the men and women who serve in law enforcement. The tribute recognizes officers, dispatchers, professional staff, and law enforcement families for their dedication and sacrifice in protecting the community. City officials said the display also serves as a remembrance for fallen officers across the nation while showing support for those who continue to serve with courage, integrity, and commitment. Long before Boynton Beach became a city of gated communities and six-lane roads, many of its streets were simple sandy paths. Today, a few recognizable road names still quietly preserve the stories of the people that helped build Boynton. Woolbright Road was actually named after Tom Woolbright, a coal miner from Illinois. He arrived here in 1912 and farmed tomatoes in the winter and owned a huge pineapple farm (as illustrated above). We appreciate Mr. Woolbright’s legacy and his contributions to Boynton’s roots.

Two major malls west of Interstate 95 are now facing the same unavoidable reality: the traditional indoor mall is fading away. But while both The Mall at Wellington Green and Boynton Beach Mall are battling retail decline, what comes next for each property could reshape their communities in very different ways.

The biggest headline right now is in Wellington, where a long-empty former Nordstrom building may soon be replaced by hundreds of apartments. Developers recently proposed demolishing the vacant anchor store and replacing it with a 620-unit residential project complete with parking garages, green space, and amenities. It’s one of the clearest signs yet that malls are no longer just about shopping. Across the country, aging retail centers are being transformed into mixed-use destinations with housing, entertainment, restaurants, hotels, and office space. Amazon carts and online shopping habits have changed the game, and many malls are struggling to keep up.

Meanwhile, the story unfolding in Boynton Beach feels even more personal for longtime residents. Opened in 1985, the Boynton Beach Mall was once the heartbeat of local shopping. For decades, it was where families gathered, teenagers wandered the halls on weekends, and holiday crowds packed the parking lots. But times have changed. Vacancies continue to grow, foot traffic has slowed, and even the food court has seen quieter days. We joked around the holidays last year about whether Santa Claus might eventually stop making appearances there altogether. It sounds funny, but the question reflects a real uncertainty surrounding the mall’s future.

Unlike Wellington, Boynton Beach Mall sits in one of the fastest-growing corridors in the city. Massive residential projects continue rising around Congress Avenue, Old Boynton Road, and Boynton Beach Boulevard, bringing thousands of new residents into the area. The mall still benefits from its prime location near Interstate 95, but developers increasingly see the property less as a retail center and more as valuable redevelopment land sitting in the middle of a booming area.

That’s why speculation continues to grow about what the property could eventually become. More than five years ago, city officials began discussing ideas that included up to 1,400 residential units, along with restaurants, retail, office space, hotels, and medical offices. In many ways, the vision mirrors what is happening nationally: transforming outdated malls into “live-work-play” districts designed for modern lifestyles.

Of course, that transformation comes with tradeoffs. Redeveloping the mall would likely add even more density and traffic to an already congested area around Congress Avenue and Old Boynton Road. At the same time, it could create a more walkable environment, attract new businesses, and inject fresh energy into the corridor. It’s a delicate balancing act, and one city leaders will likely be debating for years.

What’s happening at these two malls says a lot about the future of South Florida itself. The Mall at Wellington Green appears to be evolving into a hybrid residential-retail district while still maintaining stronger shopping activity. Boynton Beach Mall, meanwhile, may face pressure for a far more dramatic reinvention as vacancies continue to grow.

In the end, these properties are becoming less about shopping bags and department stores and more about housing, entertainment, and long-term redevelopment. What happens next could help define how Boynton Beach and the surrounding communities evolve over the next decade.

The Boynton real estate market is shifting, and you’ve probably noticed it. Things aren’t falling apart, but they are noticeably changing right now. The city is definitely moving into a more balanced market phase.

Home prices have eased slightly, with averages hovering in the low $400,000s, which amounts to about a 5% dip. You’ve probably noticed that properties are sitting on the market longer, with many taking two to three months to sell unless they are priced perfectly and need few renovations. The frenzy of the past is gone, but it’s not a buyer’s market either. Right now, negotiation is key - a coming together of both buyer and seller to reach the right deal.

Behind the market shift, something bigger is happening, and it’s definitely noticeable. Boynton Beach is steadily transforming through several citywide projects, both private and those involving the Boynton Beach Community Redevelopment Agency, known as the CRA. New projects like The Cottage District, The Villages, The Dune, Ocean One, and the Boynton Beach Boulevard corridor upgrades are all moving forward.

The recent sale of adjoining properties at the corner of I-95 and Boynton Beach Boulevard will create a new gateway to the city. There will be more affordable housing, more retail, and more long-term value growth. Downtown momentum is building, with hundreds of additional units planned to help propel Boynton into a truly walkable downtown area. As a result, more people are looking at Boynton as the place to be.

In West Boynton, The District complex continues to rise and is one of the largest projects in the city’s pipeline. This project will bring entertainment, recreation, and sports to the area, while also attracting new buyers to live nearby. The construction pipeline in western Boynton remains strong, as several communities are currently in development.

There is also a continued push in the 55+ luxury community market, with pricing that ranges from entry-level condos to new construction communities priced at over $1 million. Senior living is another major focus, with projects like The Winsberg in the very early stages of development. Boynton seems to have it all, and that is shaping the market moving forward.

Currently, Boynton Beach is in an in-between stage — not fully built out like Delray Beach, but no longer the quiet, overlooked market it once was. It is evolving, and that’s where opportunity tends to live.

What does this mean for Boynton Beach? Buyers have more leverage than they did a year ago, and sellers need to be strategic with pricing to avoid their properties sitting on the market for extended periods. A well-positioned and properly priced home will still move relatively quickly, both in East Boynton and in the unincorporated western areas.

The bottom line is this: buyers have leverage, and sellers must pay close attention to pricing strategy. In the short term, Boynton Beach properties will see more negotiation and some pricing pressure. However, looking ahead, long-term growth and redevelopment point toward continued upside for the real estate market as the city moves further into the future.

Boynton Beach Mayor Rebecca Shelton spoke on May 1st at the official State of the City Address from the Arts and Cultural Center in Boynton Beach. Here’s a recap of her speech. Mayor Shelton provided a mixed presentation comprised of resident comments paired with footage taken throughout the city. The program highlighted our businesses and the strong positive community spirit felt by our locals. It showed Boynton residents were proud to live in the city.

Mayor Shelton stated that Boynton Beach is evolving in a positive way that is supportive of its residents’ and business owners’ needs. She was quoted as saying we are “no longer waiting to move forward.” “The city is building intentionally, strategically, and with purpose.” We are “no longer a city of potential. It’s a city of performance, a city of investment, and a city of opportunity.”

She mentioned the feeling of new excitement and momentum will be noticed throughout the city. The Mayor reflected on our past and where we are headed. She stated the city is poised for the future in a positive way due to city government managing the growth of the city and how they are handling it successfully.

Comments on the presentation about the creation of a downtown area were positive, and city officials are focused on keeping housing affordable as well. We want and need to attract new residents as well as move forward. Homeownership is key for the city to move forward for our workforce employees, and Boynton is managing it strategically and economically.

The new 16-acre town square area near Boynton Beach City Hall is going to form a new cohesive spot for locals. It will enable businesses to operate here rather than in pricier surrounding areas, and residents will finally have a real downtown hub to visit and enjoy.

This and many other projects all over Boynton Beach will help carry our city into the future. Mayor Shelton spoke about the city’s vision and management and how it has helped set up conditions for business, and this has been followed by numerous healthy investments in our city related to the downtown area.

A healthy cycle of leadership decisions on growth and development has been followed by significant investments throughout the city. This led to 35 completed development projects in 2025 alone. Improvements in housing, parks, and infrastructure are the result of reinvestment into Boynton Beach, and it is all positive news for Boynton residents and businesses.

Mayor Shelton mentioned that the city is expanding in a controlled way, with intention, and with a focus on public safety. In West Boynton, a quiet stretch of road is turning into a high-stakes preview of the region’s future. Happy Hollow Road, tucked along the edge of the Agricultural Reserve, has become the center of a growing fight over what that land is meant to be. The 5.24-acre parcel, long part of a protected buffer against sprawl, is now being eyed for warehouse and light industrial use. This project is signaling a broader westward push of development. The proposal would rezone the land from Agricultural Reserve (AGR) to Commerce (CMR/AGR) with a Light Industrial future land use, opening the door to logistics-based projects.

If approved, it could reshape the corridor between Atlantic Avenue and Boynton Beach Blvd, accelerating a shift from rural to urban. But the push is meeting resistance. Residents, farmers, and local groups warn of rising truck traffic, noise, and the steady erosion of farmland. Lyons Road, already strained by nearby communities like Valencia Grand and Valencia Del Mar, remains a major concern. At a recent Palm Beach County Commission meeting, officials voted 10–1 to deny the request. But that’s only for now. The project returns for another hearing on August 26th. However, this isn’t just about one parcel. It’s about how much change the Agricultural Reserve can absorb before it stops being a reserve at all.

A New Wave Of Living Is Coming To Boynton - And It Starts Soon

A major new apartment community is taking shape in Boynton Beach and its moving closer to its first residents. The Shalimar at Boynton Beach, spanning 10 buildings and more than 250 units, is fully under construction with multiple buildings rising simultaneously. It’s located along Boynton Beach Blvd near Knuth Rd, close to the intersection of Congress Ave. Much progress has been made since the project broke ground in March of 2025.

Built in the late 1890s by Major Nathan S. Boynton, the Boynton Hotel was the area's first true tourist resort - and the very reason the town existed. In 1925, a fire fueled by kerosene lamps consumed the massive wooden structure overnight. It was never rebuilt. The tourist economy collapsed, and the town reinvented itself slowly around fishing and beach tourism.

Construction is underway on The Dune, a major new development that signals where Boynton Beach is heading. Located just south of downtown along South Federal Highway, this $73 million project is part of a broader shift replacing older properties with modern, higher-density housing near the Intracoastal. Don’t Wait For A Storm - Boynton’s Free Cleanup Week Starts May 4th

Boynton Beach is helping residents prepare for hurricane season with its annual Tree Trimming Amnesty Week, running May 4th–8th. With hurricane season starting June 1st, this program allows homeowners to place yard debris curbside for pickup without fees or usual restrictions. It’s a chance to clear weak limbs and overgrowth before storms hit - reducing risks like fallen branches, power outages, and property damage.

City officials are urging residents to act early rather than wait for a storm. To participate, keep debris separate from trash, avoid blocking sidewalks or drains, and place items neatly at the curb. Last-Minute Move Delays Controversial Boynton Project

A key vote on the West Boynton Ranches project has been delayed after the developer requested a last-minute postponement. The decision will now be considered at the May 28th County Commissioners Zoning Hearing. Officials will review a proposed zoning change from Agricultural Reserve (AGR) to Essential Housing/Agricultural Reserve (EH/AGR), a move that could shift more protected land to residential development. The site near Lyons Road and Boynton Beach Boulevard has faced strong opposition. Despite a scaled-down plan, residents say density remains too high and traffic concerns are growing. A recent traffic report supports fears of increased congestion in an already busy area. The Boynton Weekly will continue to monitor updates.

During Prohibition (1920–1933), Boynton Beach’s quiet coastline became a hotspot for rum runners. Its secluded shores offered ideal cover for nighttime landings, especially near the ocean ridge. Once ashore, smuggled alcohol was quickly moved inland along routes like Dixie Highway. When Prohibition ended in 1933, the secret trade disappeared as legal sales took over.

The land formally known as Cypress Creek Golf Course (closed in 2018), and located at 9302 and 9400 South Military Trail, respectively, in West Boynton, near Old Boynton Road, is seeing some activity these days, but it is not without quiet controversy. Few know what’s really been going on behind the scenes. Back in May 2024, Palm Beach County Commissioners approved a plan for 152 homes and a small 1+ acre park on the shuttered golf course land. But something was lurking underneath that came to light that no one was talking about. Think of it as a sort of silent killer.

On February 11, 2025, the parcel was designated as an official Brownfield Site Rehabilitation Area, according to publicly accessible county records and a letter dated March 3 of the same year. Simply stated, this designation translates into the land needing a massive cleanup and remediation/removal process of contaminants, including continual groundwater and soil assessment work.

This was not news to the owner of the property, True Shot, LLC, who has been subjected to assessments since 1998 and experienced a petroleum tank leak, and subsequent removal of contaminated soil at the time. The current developer, Toll Brothers, Inc., according to PBC records, has been performing site assessments on groundwater and soils there since 2024, and submitting them officially to authorities.

Thus far, as documented in these quarterly site work reports, three major toxins were found: arsenic, dieldrin, and toxaphene. Dieldrin and toxaphene are chlorine-based legacy pesticides and were widely associated with turf management on golf courses and farms for years. The former pastureland/agricultural parcel was most likely subjected to these chemicals prior to the golf course’s inception, and over the years the levels grew during golf course maintenance.

The soil brought in to create the greens may have contributed to the arsenic signatures as well, but the continual use of chemicals over the years was more than likely the main cause. After the two years of sample collection, it appears the groundwater testing phase is nearing completion, according to an April 3, 2026 letter found in the county records. The groundwater levels were found to fall within acceptable ranges.

But soil samples are still needed to complete the surrounding area’s data, and two Boynton homeowners whose neighborhood lies adjacent to the property on Palo Verde Drive have continually refused to have their property sampled. Last month, the Florida Department of Environmental Protection (FDEP) legally served these residents with a letter dated March 18 to comply or request a hearing within 21 days. Inevitably, these properties will be sampled, and the data will be added to the final documentation for review by the governing environmental parties.

Going forward, before the golf course can be morphed into a residential community, much work still lies ahead. The removal of tees and greens that exhibited unacceptable levels of the toxic compounds must be completed, and samples must then be submitted to confirm acceptable numbers. This must be followed by a minimum of one year of groundwater monitoring to indicate stability with no reoccurrence of unacceptable concentrations. Waste cleanup reports must be continually passed between the parties involved: True Shot, LLC, the owner; Toll Brothers, the developer; along with Goldstein Environmental Law Firm, their legal representative; and all county and state environmental agencies.

The applicants must receive FDEP approval and professional certification that the site is in compliance with cleanup rules before the first home building permit is issued. It will be a long road, as it should be, to ensure the safety of our soil and water for both current and future Boynton residents. But it begs the question as to what lies beneath other golf courses that are being developed in Boynton and surrounding areas. Are they safe?

Before a single home is built, toxic soil must be removed and the site monitored for at least a year to ensure contaminants don’t return. State approval is mandatory before any permits can be issued. For Boynton residents, the stakes go beyond one development. As more former golf courses are eyed for housing, a bigger question looms: how many other properties carry hidden environmental risks beneath the surface?

Costco Is Out… But the Controversy Is Far From Over in West Boynton

A controversial development in west Boynton Beach has been scaled back - but the fight isn’t over. West Boynton Ranches has revised its plan for a 32-acre site near Valencia Reserve, dropping a proposed big-box store and reducing the project to 259 townhomes and apartments. The new version includes 25% workforce housing and lowers building heights to three stories. The change comes after county officials signaled they wouldn’t support a special zoning category needed for the original, much larger proposal, which included over 1,000 units and retail.

Despite the smaller plan, nearby residents remain strongly opposed. Traffic concerns along Lyons Road and Boynton Beach Boulevard, especially near Bethesda West Hospital, continue to dominate the debate, along with fears of over-development in the Agricultural Reserve. A key vote is set for April 29th. Even in a reduced form, the project could significantly impact traffic, density, and the future of open land in west Boynton.

Reaching the historic Boynton Hotel (built in the late 1890s) was once an adventure in itself. Before 1911, there was no bridge, and visitors crossed the Florida East Coast Canal on a hand-pulled barge like the one shown above. Back then, the canal - now known as the Intracoastal Waterway - was much narrower. Today, it’s far wider, but modern bridges have turned that once-arduous crossing into a quick, effortless trip.

A growing teacher pay dispute is putting pressure on Palm Beach County schools, as educators say rising costs and stagnant wages are pushing them out of the profession. The impact is being felt locally, affecting nearly a dozen traditional public schools in Boynton Beach, though charter schools are not included.

Boynton Beach has quietly become one of the county’s key education hubs, with about 10,000 students spread across campuses in the city and nearby unincorporated areas. But behind that growth, frustration is building.

Teachers represented by the Palm Beach County Classroom Teachers Association are pushing for a 3.5% raise, aligning with a neutral magistrate’s recommendation after stalled negotiations. District leaders say the increase is too expensive, pointing to a $66 million budget gap and enrollment losses topping 7,000 students.

Tensions have escalated in recent weeks. At public meetings, teachers described a breaking point—not about comfort, but survival. Many say they’re working second jobs just to keep up, while others are leaving altogether for better-paying, more stable careers.

Starting pay for teachers sits around $53,000, with an average near $69,000. Educators say it’s not enough to keep pace with South Florida’s rising housing, insurance, and everyday costs. For families, the consequences are real: larger class sizes, staffing shortages, and less consistency in the classroom.

District officials say they support teachers but must balance pay with staffing and student services. They warn that approving the full raise could cost up to 250 jobs or force program cuts. A final decision is expected at the May 6 school board meeting, where officials will determine how much of a raise teachers will actually receive.
