After years of planning, delays and plenty of waiting, one of downtown Boynton Beach’s most anticipated developments finally looks ready to become a reality. The Pierce, an eight-story project at N Federal Highway and E Ocean Avenue, will bring 300 apartments, approximately 17,000 square feet of commercial space and additional parking to the heart of downtown. Right now, much of the property is little more than an empty parking lot surrounded by aging buildings. Not exactly a downtown showpiece. But that’s about to change, as the existing structures are slated for demolition to make way for the long-awaited development.

Among those buildings is the longtime home of Hurricane Alley, a Boynton Beach favorite for more than 30 years. But don’t worry, the popular restaurant isn’t going far. Plans call for it to move directly across E Ocean Avenue into the former Paloma Mexican Restaurant location. Additionally, a familiar piece of Boynton history will survive the wrecking ball: the iconic Harvey Oyer sign will be saved and relocated. After years of false starts, this prominent downtown corner may finally be getting the makeover it’s been waiting for.

Boynton's Parking Rules Are Raising Eyebrows - Again!

Parking in Boynton Beach isn’t quite as simple as finding an empty spot anymore. Under city regulations that took effect February 1, residents generally cannot park vehicles on lawns, swales or residential streets unless the street has designated parking spaces. Driveways and driveway aprons are fine, as long as sidewalks remain clear. The rules were introduced to improve safety, keep traffic moving and maintain neighborhood appearances. But for households juggling multiple cars and limited driveway space, the restrictions can create a real parking headache.

The good news? There are some exceptions. Residents hosting parties, family gatherings or open houses can temporarily allow yard parking for up to 12 hours within a 24-hour period, provided vehicles don’t obstruct traffic. Violations can result in a $25 fine. The regulations returned to the City Commission’s agenda on October 6 at Commissioner Aimee Kelley’s request, putting the issue back in the spotlight. For now, residents should continue following the existing rules.

For 45 Years, They've Been Fighting For West Boynton's Future

West Boynton Beach is getting some well-deserved recognition! On Thursday, October 15, Palm Beach County Parks and Recreation will unveil a commemorative plaque honoring the Coalition of Boynton West Residential Associations (COBWRA). The ceremony begins at 10:30 am at Canyon District Park, located at 8788 Senator Joe Abruzzo Avenue. It’s a tribute to an organization that has spent decades looking out for western Boynton residents.

Founded in 1981, COBWRA advocates for responsible development, better infrastructure, public safety and improved quality of life throughout unincorporated West Boynton. The organization has also championed parks and green spaces as development continues to reshape the area. With West Boynton growing rapidly, protecting our community’s character remains more important than ever.

Did you know Boynton Beach once had its very own Dutch-style windmill? Opened in 1939 at 1022 N. Federal Highway, the Old Dutch Mill restaurant became a familiar local landmark. But during the October 1947 hurricane, powerful winds reportedly ripped the blades right off the windmill, never to be replaced. The restaurant and its windmill are long gone, but they remain a fascinating reminder of Boynton’s colorful past!

After years of plans, delays and promises, one of downtown Boynton’s biggest developments has officially celebrated its groundbreaking. Ocean One, the eight-story project along Federal Highway just north of Ocean Avenue, will bring 371 luxury rental apartments and roughly 25,500 square feet of shops, restaurants and commercial space to the heart of the city. Construction actually began months ago. But city officials and developers only gathered this past Tuesday to make it official.

Backed by a $108 million construction loan, Ocean One also qualifies for up to $11.5 million in city redevelopment incentives over 14 years. The development will provide 110 public parking spaces - a welcome addition to an area hoping to attract more visitors and businesses. Completion is expected in 2028. For Boynton residents, the project promises new places to shop, dine and gather, along with hundreds of new neighbors and, yes, more traffic. Whether Ocean One finally delivers the vibrant downtown Boynton has envisioned for decades remains the $108 million question.

Two People, One Big Idea And A Whole Lot of Boynton!

One year ago today, The Boynton Weekly was little more than an idea - a vision of two people determined to make local news a little more colorful. My partner Marilyn and I saw an opportunity to bring Boynton residents something fresh, informative and entertaining. So we rolled up our sleeves and got to work. What followed was a year of experimenting, improving and occasionally wondering where all the hours went! We’ve traveled throughout Boynton, chasing stories, taking pictures and discovering just how much our community has to offer.

Producing two newsletters a week while juggling a full-time job (for me) wasn’t easy, but Marilyn and I poured our hearts into every edition. Today, we’re celebrating 3,200 subscribers and an average of 5,000 views per issue. Not bad for an idea that started from scratch! We’re proud to call Boynton Beach home and have no plans of slowing down. To our wonderful sponsors and loyal readers, thank you for making this first year possible. Here’s to many more!

Boynton's Historic Oyer Sign Gets A New Lease On Life

Some pieces of Boynton Beach history are too special to end up in a dumpster. One is the familiar Harvey Oyer sign at Hurricane Alley, a reminder of the city’s fishing heritage and old Florida charm. With downtown redevelopment moving forward, the sign’s future had become uncertain. But on Tuesday, city officials voted unanimously to preserve and relocate the landmark.

The project carries an estimated $132,000 price tag, with developers contributing $40,000. For longtime residents, the sign represents a connection to the waterfront community that existed long before luxury apartments and towering cranes. Progress may be inevitable, but preserving a slice of history is just as important as building something new.

If you live in West Boynton, this is one local debate you’ll want to watch. After years of new homes and construction pushing farther west, Palm Beach County Commissioner Maria Sachs says it may be time to “take a pause” on additional development in the roughly 22,000-acre Agricultural Reserve. Her comments followed a packed public meeting last week, and she expects to propose new land-use restrictions this month. The big question is one West Boynton residents know well: At what point is enough development… enough?

The county is now meeting separately with developers, residents, equestrian interests and longtime farming families. For farmers, it’s complicated. They want to preserve agriculture while keeping farming financially viable and protecting their property rights. For now, nothing has been stopped, and developments that have already been approved will continue moving forward. But projects still in the pipeline could face new restrictions. The decisions ahead could determine just how much farther West Boynton develops. However, the next public meeting has not yet been scheduled.

Boynton Is Considering A Colorful Upgrade Across The City

Boynton Beach could soon get a little more colorful. At tonight’s City Commission meeting, October 6 at 6:00 pm, commissioners are expected to consider an agreement with Palm Beach County. The agreement would allow decorative art wraps to be installed on county-maintained traffic signal boxes around the city. Instead of the usual plain metal boxes sitting at busy intersections, the idea is to turn them into small pieces of public art featuring colorful designs created specifically for Boynton Beach.

The city has already started working through the artist and consultant selection process. At current its coordinating the permits needed for boxes located along county roads. It’s a relatively small project, but one that could have a surprisingly visible impact. If approved, drivers and pedestrians may eventually start seeing splashes of local art in places most of us currently pass without a second thought.

Boynton’s Celebrity Connection Is Bigger Than You Think

Boynton Beach may not have Hollywood’s reputation, but we’ve had our share of famous neighbors. Baseball Hall of Famer Mike Piazza once owned a home at Quail Ridge, while Phillies superstar Trea Turner and tennis standout Frances Tiafoe have also called Boynton home. The list gets even more interesting. Boxing legend Hector “Macho” Camacho lived here, as did 1928 U.S. Open golf champion Johnny Farrell. PGA Tour winner George Burns III, professional golfer Curtis Thompson and Olympic beach volleyball player Steve Grotowski round out the group. Not bad for Boynton, And just imagine standing behind Piazza at Publix wondering why that guy looks so familiar.

In 1895, William S. Linton agreed to buy land in what is now Boynton Beach from Byrd Spilman Dewey and her husband, Fred Dewey. But Linton ran into financial trouble and failed to complete the deal. In 1897, the Deweys took legal action and regained the property. Then, on September 26, 1898, Byrd and Fred filed the official plat for the Town of Boynton - helping formally establish the community that eventually became Boynton Beach.

Two pieces of Boynton Beach may be staying green for a very long time. City commissioners have directed staff to create protections for the roughly 7.7-acre wooded city-owned property near Golf View Harbour and the approximately 6.4-acre Girl Scout Park property, making it much harder for either to be developed in the future. The Golf View Harbour property would be preserved for things like walking trails, nature and other passive recreation. Any future commission wanting to change that would need a unanimous vote.

That’s particularly notable because the same wooded property made headlines earlier this year when the city considered using it for a police training facility and outdoor shooting range. The Boynton Weekly covered the story back on August 18. Nearby residents pushed back, and those plans were eventually dropped. There’s still paperwork to finish before the protections become official. But for residents who’d rather see a few more trees than another construction site, this looks like a fairly significant win for roughly 14 acres of Boynton’s remaining green space.

Publix Just Made A $102 Million Bet On West Boynton

Publix isn’t just selling groceries in West Boynton anymore - it now owns two of the area’s busiest shopping centers. The company recently purchased The Fountains of Boynton at Boynton Beach Boulevard and Jog Road for $78 million, followed by Aberdeen Square at Military Trail and Le Chalet Boulevard for another $24 million. Together, that’s a $102 million investment in two familiar West Boynton properties. The Fountains includes Publix, LA Fitness, Duffy’s, MD Now and numerous other businesses.

Aberdeen Square is anchored by the recently rebuilt Publix near the Aberdeen communities. The two deals were actually the largest retail property sales in Palm Beach County during the second quarter of 2026. And Publix isn’t slowing down. Just this week, it purchased another South Florida shopping center for $83.3 million. Altogether, the company has spent roughly $410 million buying Florida shopping plazas over the past two years - giving Publix considerably more control over the properties surrounding its stores.

What Should Replace The Boynton Mall? Readers Have Spoken

In our last newsletter earlier this week, we asked readers what they’d like to see replace the Boynton Beach Mall if it’s redeveloped. The results are in - and shopping still has plenty of fans. Of the 238 votes cast, Better Shopping was the top choice at 36%. Mostly Housing finished last with just 2%.

That gap tells an interesting story. For participating readers, the appeal of somewhere to shop far outweighed the idea of turning the property primarily into somewhere to live. The poll isn’t scientific, but it suggests there’s still an appetite for a shopping destination in Boynton. The mall’s future remains uncertain, but readers clearly haven’t given up on having a better reason to walk through its doors.

If you’ve driven along Military Trail lately, it’s hard to miss what’s happening at the former Cypress Creek Golf Course. What was once 122.6 acres of fairways and greens now looks like one enormous construction zone - and the transformation is well underway. The property is being prepared for a new community with 152 single-family homes, along with recreation areas and extensive new roads, drainage, lakes and underground utilities. A future county civic building and dog park are also planned near the property.

But there’s another part of this story worth watching. Previous environmental testing found arsenic and legacy pesticides in the soil, with contamination also detected in groundwater. Environmental oversight and soil-management requirements remain in place as excavation continues. For nearby Boynton residents, this is more than another construction project. A huge piece of familiar West Boynton is being completely remade and the Boynton Weekly will be watching closely as the neighborhood takes shape.

Boynton Condo Sellers Are Starting To Feel The Pressure

Boynton Beach’s condo market is starting to look very different - and buyers may finally have the upper hand. Depending on the listing source, roughly 570–600 condos are currently for sale, and more than half have already had their asking prices cut. The typical reduction is around 7%, which tells you sellers are becoming more flexible. The bigger issue may be the monthly costs. Median condo association fees are now around $737, and about one in four listings carries fees of $1,000 or more per month.

Compare that with 2021, when Boynton had about 358 active condo listings and a median asking price near $187,000. Prices today are higher, around $220,000–$225,000, but inventory has jumped and buyers have more choices. Add in higher insurance, association fees and mortgage rates, and the market is clearly cooling. Condos aren’t collapsing - but sellers may need to get increasingly realistic if they want to move them.

West Boynton is growing — quietly, steadily, and much faster than many of us probably realize. Drive along Lyons, Jog, Hagen Ranch or Boynton Beach Boulevard and the evidence is everywhere: cleared fields, construction equipment and new rooftops appearing where open land once stretched. Our review found at least nine major residential and senior-living developments recently completed, under construction or moving through the approval process. Together, the projects represent roughly 3,000 new residences across nearly 800 acres, with an estimated $1.5 billion or more being invested in land, construction and development.

Valencia Del Mar alone will have more than 500 homes. Ava Lakes is planned as a sprawling senior-living campus, while Boynton Tropical adds 210 apartments and The Winsberg at Green Cay another 220 residences. Even the former Cypress Creek golf course is being transformed into 152 homes. But eventually, numbers become neighbors. Thousands of additional residents mean more cars, busier stores, fuller restaurants and greater demand for roads, healthcare and services. West Boynton’s next chapter isn’t coming someday. It’s already being built.

The City Library Is About To Get A Lot More Interesting

Boynton Beach City Library, located in downtown Boynton, is getting ready to expand well beyond books. It’s doing so with a new “Library of Things” collection that will let cardholders borrow useful items such as tools, technology and creative equipment. The library offered residents a first look at the collection during a special preview event on September 22 at its Ocean Avenue location, where visitors could see and try some of the items before they become available for checkout.

The idea is simple: instead of buying something you may only need once or twice, you may soon be able to borrow it from the library. The project is part of the library’s “We the Makers” initiative, which focuses on creativity, learning and shared community resources. The program has a $7,000 budget funded entirely through federal Library Services and Technology Act money. The library has not yet announced the exact checkout date or full list of available items.

Brightline Is Facing A Serious Money Problem

If you haven’t been following Brightline’s finances, the situation may come as a surprise. The private rail company, whose trains run through Boynton Beach on the way between Miami and Orlando, is carrying about $5.5 billion in debt and has delayed some required bond payments. That has raised concerns about a possible financial restructuring - or even bankruptcy - if the company cannot meet future obligations.

What makes the story unusual is that Brightline is still attracting more riders. Nearly 1.5 million passengers used the service from January through May, up 16% from the same period last year. So far, there is no indication trains are about to stop running through Boynton, but Brightline’s financial problems could become important if they eventually affect service, expansion plans or future rail development in South Florida.

The ER is located at 4389 Hypoluxo Road in the Lake Worth area, right along the West Boynton border, making it especially convenient for residents of both communities. The hospital is now expected to open the facility in early 2027, a little later than the fall 2026 opening originally anticipated.

The standalone emergency department will operate 24 hours a day and provide hospital-level emergency care, including board-certified emergency physicians, imaging, laboratory testing and treatment for serious medical emergencies. It will function as an extension of Wellington Regional Medical Center rather than an urgent-care center. For residents in West Boynton and nearby Lake Worth communities, the location could mean considerably faster access to emergency care without having to travel as far to a full-service hospital.

The Vacant Land Behind Sprouts Is Finally Taking Shape

Remember that mystery construction behind Sprouts at Boynton Beach Boulevard and Jog Road? We first reported on it in April, when plans for the vacant property were still difficult to pin down. We now have a much clearer picture. The nearly nine-acre site is being developed as Boynton Beach Place, a commercial project at 6345 W. Boynton Beach Boulevard. Plans call for several commercial and retail properties, including a car wash, an auto service center, a vehicle rental location and a drive-thru coffee shop.

But the biggest portion of the project will sit farther back: two three-story climate-controlled self-storage buildings, along with outdoor storage for vehicles and RVs. County documents show the project could contain roughly 200,000 square feet of self-storage, plus the smaller commercial uses along the front of the property. Construction has been moving steadily this summer, but a firm completion date for the entire Boynton Beach Place project has not yet been publicly announced.

Boynton Could Be Pulling The Plug On Flock Safety

Boynton Beach could soon be ending its agreement with Flock Safety, the company whose license-plate-reading cameras have become the focus of a growing local debate over privacy and police surveillance. At the September 16 City Commission meeting, commissioners considered a resolution that would authorize the city manager to formally notify Flock that Boynton does not intend to renew its current agreement. City staff recommended moving forward with the non-renewal.

But that doesn’t necessarily mean the cameras - or the debate surrounding them - are going away. Commissioners are expected to take a broader look at the city’s use of Flock equipment and other technology at an October 20 meeting, including a risk analysis of the systems currently in use. Boynton has previously identified automatic license-plate readers and other cameras as part of its citywide security program. The upcoming discussion could help determine what role, if any, this type of technology will have in Boynton Beach going forward.

🤔 Did You Know?

Did you know beachfront land in early Boynton once sold for less than $1 an acre? In 1882, settler Stephen Andrews claimed oceanfront property for about 90 cents an acre. Hard to imagine today, when even a tiny slice of beachfront land can be worth a fortune.

A new senior housing development could bring 90 affordable apartments to Boynton Beach’s Federal Highway corridor, and this one is specifically designed for residents 62 and older. City View is planned as a six-story building at Federal Highway and SE 5th Avenue, with all 90 apartments available for rent rather than purchase. The development would serve seniors earning no more than 60% of the area median income, with some units reserved for those earning 50% or less.

If rental assistance is secured, residents would pay no more than 30% of their household income toward rent. Plans also include about 5,000 square feet of commercial space on the ground floor, a fitness center and monthly community events and classes. The Boynton Beach CRA has committed $3.75 million toward the project, and 90 project-based housing vouchers are planned. If completed, City View would give lower-income Boynton seniors another option for staying close to the community they call home.

The Brook Is Almost Here — But There’s a Catch

Pickleball players waiting for The Brook Tennis and Pickleball in West Boynton will have to wait a little longer. The massive 79,000-square-foot indoor racquet sports facility at The District had previously been expected to open this month, but current materials from The Brook now list the opening as Winter 2026, with no specific date announced. There may also be fewer pickleball courts than originally planned. The Brook’s press kit lists 14 indoor and six outdoor courts, while its current website lists 12 indoor and three outdoor courts.

Plans still call for five indoor and two outdoor tennis courts. Despite the delay, interest appears strong: the first 100 founding pickleball memberships have already sold out, with another membership tier now available. The climate-controlled facility is also expected to include locker rooms, a pro shop and social areas. For now, local players can keep their paddles ready - they’ll just need a little more patience.

Boynton Is Investing In Local Businesses — Here’s Who Benefits

Boynton Beach businesses are getting a financial boost through grants funded by the Boynton Beach Community Redevelopment Agency. The CRA recently highlighted how some of that money is being used to help local businesses grow, improve their properties and remain in the redevelopment district. One recent recipient is Alchemy Eco Salon, which received $18,000 through the CRA’s Rent Reimbursement Grant Program. The assistance helped the business expand and relocate into a larger space at Ocean Plaza. Programs like these use CRA funds to encourage investment and strengthen businesses within the redevelopment area. For residents, it also offers a look at where some CRA dollars are going - and how that money is being put to work in the local business community.

In the 1960s and ’70s, Boynton Beach had its own Miss Boynton Beach Pageant. In 1968, the competition was held at Boynton Beach Elementary School, where admission was just $1.25. The winner could advance through the Miss America system, giving a local Boynton contestant a shot at bigger stages. Quite a throwback to a different era in Boynton Beach!

Boynton Is Cutting Taxes — But There’s A Catch

Boynton Beach residents are getting a trade-off in the city’s new budget: lower property taxes, but higher water and sewer bills. The city reduced its property tax rate, which should save many homeowners some money, while utility rates are increasing to help fund roughly $325 million in upgrades to aging water treatment plants and new PFAS treatment requirements. For a typical household using about 5,000 gallons of water a month, the increase is around $11.36 monthly, or about $136 a year. City officials say the property tax reduction should offset much of that added cost for many homeowners. So the bottom line is fairly simple: a little less on the tax bill, a little more on the water bill.

The Good Day Market is back, and judging by this past Sunday’s first outing downtown, the move may have given it exactly the kind of fresh energy organizers were hoping for. The market now stretches along East Ocean Avenue adjacent to the Schoolhouse Children’s Museum. The whole area had a lively, easygoing feel that was hard to miss. We found about 50 vendors offering everything from local honey, handmade soaps and plants to clothing, jewelry, pet gifts and farm-to-table foods, with plenty of unexpected finds mixed in.

The crowd was steady, people seemed genuinely happy to be there, and both vendors and visitors were friendly and relaxed. Organizers Stephanie and Michelle told us they’re excited about the new location, and several vendors said the same. The market will be held every other Sunday through late November, with additional dates planned for December. There’s room for as many as 70 vendors, so the market still has space to grow. Add in the large adjacent FREE parking lot, and downtown may have found a very natural new home for one of Boynton’s favorite local markets.

Boynton Residents May Soon See Higher Water Bills

Boynton Beach residents could soon be paying more for water, wastewater and other utility services. City commissioners are scheduled to revisit proposed rates for the 2026–27 fiscal year after the issue was tabled at their September 8 meeting. The discussion comes just one year after water and sewer rates increased 15%, which brought the residential water base charge inside the city to $16.32 per month, along with higher usage charges. Why all the increases?

Boynton’s utility system has some expensive years ahead. The city says additional revenue is needed to keep up with day-to-day operations while completing infrastructure projects and preparing for long-term investment in its water-treatment system. For residents, the important number will be what the next increase ultimately does to the monthly bill. If approved, the new utility rates would take effect for the new fiscal year beginning October 1. We’ll be watching Wednesday’s City Commission discussion to see exactly where those rates land.

The Votes Are In - Here’s What Boynton Wants Most

Last Friday, we asked Boynton Weekly readers what they believe Boynton Beach needs most. The votes are now in, and the message was pretty clear: many residents would like to see development slow down. Of the 88 readers who responded, 34% said Boynton needs less development, making it the top choice by a noticeable margin. Better roads and less traffic came in second at 22%, while more shopping and entertainment and a stronger downtown each received 19%. More parks and recreation finished last at just 6%. The results aren’t scientific, but they do offer an interesting snapshot of what some residents are thinking as Boynton continues to grow. If nothing else, one thing seems clear: development and traffic remain very much on people’s minds.

The Good Day Market is back, and judging by Sunday’s first outing downtown, the move may have given it exactly the kind of fresh energy organizers were hoping for. The market has shifted from Boynton Beach Mall to East Ocean Avenue, beside the Schoolhouse Children’s Museum and just a short walk from City Hall. The new setting feels much more connected to downtown, and on Sunday it had a lively, easygoing atmosphere that made it fun just to walk around and see what was there.

We found around 50 vendors spread throughout the market, offering a surprisingly wide variety of goods. There was local honey, handmade soap, plants, clothing, jewelry, pet gifts, farm-to-table foods and plenty of other interesting items that were hard to neatly categorize. That variety helped give the market its personality. You could browse for something practical, stumble across something unusual or simply stop and chat with one of the vendors.

The crowd stayed steady, and the mood was especially upbeat. People seemed happy to be there, and both vendors and visitors were friendly, relaxed and courteous. Organizers Stephanie and Michelle told us they’re excited about the new location, and several vendors we spoke with felt the same way. Another major piece of downtown Boynton Beach’s transformation is officially moving forward. The Boynton Weekly attended the September 10 groundbreaking for Octavia, where the mayor, city commissioners, architects, investors and project managers gathered to mark the occasion. The first phase will rise at 120 SE 1st Avenue in Town Square, directly south of City Hall, bringing 465 market-rate apartments to downtown. The eight-story development will also feature approximately 50,000 square feet of amenities and ground-floor retail.

Also in the plans is a large integrated parking garage, giving residents convenient covered parking within the complex. Construction is expected to ramp up this fall, with the CRA agreement requiring work to commence no later than October 1. Completion is currently estimated for late 2028 or early 2029. Octavia is only the beginning: a future northern building is planned to add hundreds more apartments, eventually creating a major residential district surrounding City Hall, Centennial Park and the Arts & Cultural Center.

Boynton Makes a $6 Million Bet On Future Development

The Boynton Beach CRA is preparing to spend more than $6.1 million to acquire six properties as it continues assembling land for future redevelopment. The properties are concentrated around Boynton Beach Boulevard near I-95 and the Martin Luther King Jr. Boulevard corridor, two areas targeted for long-term improvement. By combining smaller parcels into larger sites, the CRA hopes to attract projects that could bring new housing, businesses and investment to these areas.

One purchase stands out. The CRA negotiated a price of $749,000 for property at 415 NW 1st Avenue, despite an updated appraisal of $420,000. Another deal involving three properties along the MLK corridor totals $3.59 million, also above their appraised value. Paying more can sometimes be necessary when assembling strategically important land, but it also raises the stakes. For Boynton residents, the real story will be what eventually rises on these properties - and whether the investment helps transform areas the city has targeted for years.

Big Repairs Are Ahead for Boynton Harbor Marina

One of downtown Boynton’s most recognizable waterfront destinations is facing a major and expensive repair. The seawall at Boynton Harbor Marina is about 25 years old and has reached the end of its useful life, according to the CRA. Replacing it is expected to cost roughly $4.5 million. The project is beginning to move forward, with the CRA receiving a $132,246 FEMA award to help pay for the initial design and permitting work. There’s quite a bit depending on that seawall.

The CRA says a failure could affect 19 marine-related businesses along the wall, 11 businesses within the marina, more than 1,100 nearby residents and a waterfront destination attracting over 50,000 visitors annually. The marina has become an important part of Boynton’s downtown identity, with restaurants, fishing charters, waterfront activities and community events. Replacing a seawall may not be Boynton’s flashiest project, but protecting one of the city’s busiest waterfront areas makes it an important one.

East Boynton is changing in a way residents can now see from the road, not just on planning maps. Five major residential and mixed-use projects are underway, bringing roughly 1,800 new homes and at least $638 million in publicly reported investment and construction financing. Octavia, Ocean One, The Villages at East Ocean, The Dune and The Pierce are reshaping the downtown and Federal Highway corridor, where cranes now rise above familiar streets and vacant parcels are giving way to apartments, shops and new public spaces.

For longtime residents, the transformation is becoming impossible to miss. Most of the projects began moving forward in 2025 and 2026, with openings expected between 2027 and 2029. When the dust settles, the biggest change may be the new rhythm of downtown life: more people walking to dinner, more lights on after sunset and more customers for local businesses. Boynton has talked about revitalization for years. Now, piece by piece, a new downtown is taking shape.

This 63-Acre Project Will Transform Green Cay

One of West Boynton’s most ambitious environmental projects is finally taking shape. Green Cay Phase II is transforming 63 acres near Jog and Flavor Pict roads into a new nature park with waterways, walking and hiking trails, passive recreation areas, a pavilion and more parking. A boardwalk will eventually link the new park with the existing Green Cay wetlands. The result will be a much larger destination for residents. More space to walk. More room to explore.

But Green Cay Phase II is about more than recreation. A new advanced purification facility will initially produce up to 2 million gallons of purified water each day, helping replenish local groundwater supplies. The county also approved nearly $5 million in additional work, including two more production wells, bringing the planned total to four. A new learning center will focus on water conservation and South Florida’s water resources. The expanded facilities are now expected to open in early 2027.

What Tonight’s Tax Vote Could Mean for Boynton Homeowners

Boynton Beach could take an unusual step on the night of September 8: lowering its property tax rate to the rollback level for the first time in city history. The proposed rate is 7.4257 mills, down from the current 7.75. Because property values have increased, the lower “rollback” rate is designed to bring in about the same amount of tax money from existing properties as the city collected last year. In simple terms, the city would be taking a smaller percentage of each property’s taxable value. Commissioners will also review the city’s proposed budget and several other fees. One increase under consideration is the residential fire assessment, which would rise from $145 to $170 per home. The hearing begins this evening, September 8, at 6:00 pm at City Hall.

Boynton Beach’s push west began in 1962, when State Road 804 was extended into what was then mostly rural land. The road, originally called New Boynton Road, helped open the area to decades of growth. In 1983, it was renamed Boynton Beach Boulevard - today one of the main routes connecting east and west Boynton.

In our last issue on September 4, we reported that a major West Boynton senior-living development, The Winsberg at Green Cay, was planned to rise 17 stories. We have since confirmed that the project will be three stories tall. We work hard to research and verify the facts in every story we publish, but occasionally an error slips through. The original story has now been corrected, and we wanted to make sure our readers were aware of the update.

A major West Boynton senior-living project has taken a big step toward construction. The Winsberg at Green Cay, planned near Flavor Pict Road and South Jog Road, closed Sept. 2 on about $380.6 million in bond financing to help fund the new continuing-care community. Current plans call for 189 independent-living residences, 15 assisted-living units and 16 memory-care units, along with parking garages and extensive community amenities. Palm Beach County previously approved financing for the project, which is being developed by Green Cay Life Plan Village.

The project is expected to be substantial in size. Design materials describe The Winsberg as a three-story high-rise, making it one of the taller new developments planned for western Boynton. For local residents, that means another large senior community, more traffic and activity around the Jog Road corridor, and a significant addition to an area already seeing rapid growth. The new financing suggests the long-planned project is moving closer to becoming a reality.

A $15 Million Upgrade Is Underway At Bethesda Hospital East

Bethesda Hospital East, near Seacrest Blvd and SE 23rd Ave, is getting a significant makeover as part of a $15 million effort to modernize its Emergency Department. Baptist Health is redesigning and renovating the ER with more private treatment rooms, newer technology and a layout intended to help patients move through care more efficiently. The City of Boynton Beach also lists the Bethesda Emergency Department and Imaging Center among major projects that are approved or under construction, making this one of the more important healthcare upgrades happening locally.

The improvements matter because Bethesda East is one of Boynton Beach’s main destinations for emergency care, and the area’s population continues to grow. Baptist Health says the project is designed to give doctors and nurses a more modern space to treat serious emergencies while improving the overall patient experience. Bethesda has also been expanding specialty services, including cardiac care, as the hospital continues investing in more advanced treatment options close to home.

In 1950, Edward E. Berry opened the Top Hat Drive-In along U.S. 1 just south of Boynton Beach. The small roadside restaurant quickly became a popular hangout for local teenagers, who could order food without ever leaving their cars. An early photo even shows the Top Hat advertising Rich’s Ice Cream - a little snapshot of Boynton life during the drive-in era.

A controversial housing project in West Boynton is moving closer to becoming reality after the developer made major concessions to neighboring residents. West Boynton Ranches, planned along the south side of Boynton Beach Boulevard about a quarter-mile west of Lyons Road, has been reduced from 259 homes to 198, a cut of about 24%. The changes came after more than two years of opposition from residents of Valencia Reserve, which borders the property.

The revised plan also includes lower building heights, a six-foot wall, a 25-foot buffer and a three-foot berm separating portions of the development from nearby homes. Valencia Reserve now supports the project following negotiations with the developer. Palm Beach County commissioners voted August 26 to send the proposed land-use change to the state for review, with final county consideration expected later this year. For West Boynton residents, the project is significant because it could bring nearly 200 new homes to one of the area’s busiest corridors.

FDOT Just Cracked Down on License Plate Readers Across Florida

Florida is ordering many roadside license plate readers removed from state-controlled roads, a move that could affect cameras in and around Boynton Beach. On August 31, the Florida Department of Transportation revoked permits for automated license plate recognition systems installed by local law enforcement within state highway rights-of-way. Agencies now have 30 days to remove the devices, and FDOT says it will stop approving new installations in areas under its control statewide.

The cameras photograph passing vehicles and record information such as license plate numbers, vehicle descriptions and timestamps. FDOT cited the rapid growth of the systems along with concerns about privacy, misuse and broader surveillance. The decision does not ban license plate readers everywhere, since cameras on county or city roads and private property are not covered. For Boynton residents, the change could be noticeable along state-controlled routes such as Boynton Beach Boulevard, where FDOT has jurisdiction over portions of the roadway.

How COBWRA Helped Shape the West Boynton We Know Today

Palm Beach County is recognizing an organization that has helped shape West Boynton for decades. The county’s Parks and Recreation Department will hold a plaque-unveiling ceremony honoring the Coalition of Boynton West Residential Associations, better known as COBWRA, for its longtime advocacy and leadership in the community. COBWRA has played an important role in representing neighborhoods, working with county officials and helping guide growth across western Boynton. The organization was also instrumental in pushing for the West Boynton Area Community Plan, which became a framework for development and planning in the region. For longtime residents, the recognition highlights how much West Boynton has changed over the years and the role local community groups have played in shaping that growth.

🤔 Did You Know?

By the 1950s, recreation was becoming a bigger part of life in a growing Boynton Beach. In February 1955, the city created its Recreation Department, giving parks and community activities a more organized role. As new neighborhoods were built and the population increased, recreation quickly became an important part of everyday life for Boynton residents.

A major West Boynton apartment community is moving ahead with a multimillion-dollar financing plan for renovations. Palm Park Apartments, located at 12575 Green Cay Farm Boulevard near Jog Road and Flavor Pict Road, is a 160-unit complex built in 2007. Palm Beach County has authorized up to $27.25 million in housing revenue bonds to help finance the property’s acquisition and rehabilitation. The financing could be used for upgrades to the apartments, buildings and other parts of the community.

This includes a clubhouse, pool, fitness center and playground. But one important stipulation is that at least 40% of the apartments must remain available to households earning no more than 60% of the area median income for at least 30 years. For Boynton residents, the project is not just about improving an older apartment complex. It is also about preserving more affordable housing in an area where housing costs have risen sharply. The county itself is not responsible for repaying the bonds.

A Major Flood Fix Is Moving Forward In Boynton

Boynton Beach is moving ahead with a project aimed at reducing flooding in the Heart of Boynton, where heavy summer rains can leave streets covered with standing water. The focus is the NW 3rd Street area near the C-16 Canal, an older part of the city where drainage problems have been a concern during strong storms. The city has already secured grant funding and is now working through the planning and engineering phase.

The goal is to help stormwater move out of the neighborhood faster, reducing the chances of flooded roads and water creeping toward nearby homes and properties. It may not be the kind of project that gets a lot of attention when the weather is dry, but during a major downpour, it could make a very noticeable difference. Final construction details and a firm timeline have not yet been announced.

A New $5 Million Project Is Coming Just North of Boynton

A new Palm Beach County library is planned just north of Boynton Beach, giving nearby residents another convenient place for books, computers and community programs. The new Hypoluxo Branch will be built at 7200 S. Federal Highway, on the northeast corner of Federal Highway and Park Lane East. An older one-story building currently sits on the property and will be demolished to make room for the new branch. Plans call for roughly 3,300 square feet of library space, along with new parking, drainage and pedestrian improvements. Construction is expected to begin around mid-2027, with completion targeted for late 2028. For Boynton residents, especially those on the city’s north side, it will mean another nearby county library option.

🤔 Did You Know?

Did You Know? In the 1950s, Boynton Beach was part of one of Florida’s biggest gladiolus-growing regions. At least 11 local nurseries grew 14 varieties of the colorful flower, shipping huge quantities north - long before western Boynton was filled with homes and development.

Boynton Beach commissioners are expected to consider nearly $9 million in equipment financing at Tuesday night’s City Commission meeting. That makes this a significant decision for local taxpayers. The city wants to enter into an $8.98 million lease-purchase agreement, meaning Boynton would receive the equipment now and pay for it over time instead of covering the full cost upfront. But the public agenda summary leaves some basic questions unanswered. What exactly is the city buying? Which departments will use the equipment?

How long will the payments continue, and how much interest will be added to the final cost? Those details matter because the money ultimately comes from city revenues funded by residents and businesses. If the equipment replaces aging vehicles or machinery, it could improve city services and reduce repair costs. Still, with nearly $9 million involved, residents may reasonably want to know exactly what Boynton is getting and whether the purchase provides enough value for the money.

Burgers, Fries And Nostalgia: Doc’s Is Coming Back

A longtime South Florida favorite is getting ready for a comeback in downtown Delray Beach. Doc’s All American, the old-school burger, fries and soft-serve spot at 10 N. Swinton Avenue, is expected to reopen at its original corner near Atlantic Avenue and Old School Square. Doc’s first opened in 1951 and became a familiar stop for generations of local families before closing in 2021. Now, developer Banyan Group plans to bring it back as part of a larger project called City Center Delray.

The site will also include a new three-story building with restaurant, retail and office space. The good news for longtime fans is that Doc’s is expected to come first, with a reopening targeted for 2027 after permitting and demolition work. For Delray residents, it means the return of a local landmark. For Boynton residents, it means a nostalgic nearby stop for burgers, fries and ice cream could soon be back in business.

In 1941, Boynton officially changed from the Town of Boynton to the City of Boynton Beach. At the time, it was still a small farming and fishing community, and World War II brought coastal blackouts and wartime restrictions. The real transformation came afterward, as postwar growth began turning Boynton into the much larger city residents know today.

A major senior living community is beginning to take shape along Boynton Beach Blvd just west of Florida’s Turnpike. Ava Lakes by Erickson Senior Living will replace the former nursery property at 8344 Boynton Beach Blvd. It’s a 93.5-acre site now being cleared. The current plans call for roughly 738 independent-living units, plus assisted living, memory care, and skilled nursing residences, with long-range plans approaching 900 total residences. A sales center is also expected to open in Boynton Beach this year.

For local drivers, the bigger question may be traffic. County analysis found the project could significantly increase peak-hour volume on Boynton Beach Blvd between Lyons Road and the Turnpike, an area already known for heavy congestion. Roadway improvements will be required before the first residents move in, but Ava Lakes will add hundreds of residents, employees, visitors, and service vehicles. No completion date has been announced, but the project is now becoming more visible.

Big Changes Are Coming To The Former Cypress Creek Golf Course

Something is finally happening at the former Cypress Creek Golf Course in western Boynton. Residents driving along South Military Trail may have noticed earthwork, heavy equipment and the former pond being filled on the 122-acre property at 9400 South Military Trail. The site has been sitting vacant since 2018, but that quiet stretch is starting to look very different. Soil testing and remediation are still underway, and safety reports must be cleared before construction begins on a planned 152-home community.

And there’s more coming than houses. County approvals also call for a dog park near Military Trail, with hopes it could eventually be open to the public. A separate 2.45-acre civic site could bring up to 27,500 square feet of government or public-service space, although no specific facility has been announced. For nearby residents, the changes are small for now—but after years of waiting, this long-dormant property is finally showing signs of life.

In the 1930s, Boynton was a quiet farming community known for growing winter vegetables. Still recovering from the 1928 hurricane and Florida’s land bust, the town remained small and rural—decades before the post-World War II population boom transformed Boynton into the city we know today.

If driving through I-95 and Boynton Beach Boulevard already feels like a construction obstacle course, brace yourself: the $64 million interchange project is now creating some of its biggest traffic headaches. The Florida Department of Transportation is widening the Boynton Beach Boulevard bridge over I-95, adding turn lanes to the highway ramps and creating a third westbound through lane to improve traffic flow. But getting there will take time. The work is happening alongside the Gateway Project, which we covered last month.

Portions of I-95 can lose up to three lanes overnight, entrance and exit ramps may close between 9 p.m. and 6 a.m., and eastbound Boynton Beach Boulevard has been reduced from three lanes to two between NW 8th Street and east of Industrial Avenue. That traffic pattern is expected to remain through late 2026. For Boynton residents, the short-term reality means slower trips and occasional detours, especially at night. The payoff should be a safer, higher-capacity interchange, but the entire project is not expected to be finished until early 2029.

Florida Will Soon Have a New Governor - And the Road Starts Here

Tomorrow is Election Day, and Boynton voters will help shape a political landscape that is already beginning to change. Polls are open Tuesday, August 18, from 7:00 a.m. to 7:00 p.m., and early voting has ended, so anyone who has not voted yet must go to their assigned Election Day polling place. This election also comes as Florida heads toward a major transition: Gov. Ron DeSantis cannot run for a third consecutive term after winning back-to-back elections in 2018 and 2022, making the race to succeed him one of the biggest stories on the horizon.

Florida is a closed-primary state, so your registered party generally determines which partisan races appear on your ballot. Boynton residents should check their polling location before leaving home and bring an acceptable photo and signature ID. Vote-by-mail ballots must reach the Supervisor of Elections Main Office by 7 p.m. today (August 18). Simply mailing it tomorrow is not enough.

Boynton Police Training Center Draws Backlash

A proposed police training center near Golfview Harbour has been put on hold after neighbors raised concerns about noise, trees and property values. Boynton Beach planned the facility on roughly 7.75 acres near the subdivision, including a 12-lane, 50-yard shooting range, defensive-tactics space and realistic training areas. City staff said the center would help meet growing police training needs. After residents organized against the location, District 1 Commissioner Angela Cruz announced the project would be paused. About $60,000 of a roughly $434,000 architectural planning contract had reportedly already been spent. Residents say the issue is not police training itself, but whether regular firearms training belongs beside an established neighborhood.

Boynton changed dramatically in the 1920s, gaining electricity, a water treatment plant and some of the landmarks that still define the city today. The original Boynton Beach Hotel was demolished during this era, while famed architect Addison Mizner designed the Boynton Woman’s Club in 1925. More than a century later, the building still stands and is listed on the National Register of Historic Places.

A long-awaited road project on Lyons Road is moving closer to construction, and it could affect thousands of West Boynton drivers. Palm Beach County is now accepting bids for improvements along Lyons Road from just north of the LWDD L-30 Canal to Boynton Beach Boulevard. The county’s engineer estimates the project will cost about $16.5 million, with bids due August 25. The work comes as Lyons Road continues to transform from a once-rural corridor into one of the busiest north-south routes in western Boynton.

Surrounded by new communities, businesses, and other types of development, Lyons Road has brought heavier traffic and more pressure to key intersections. For Boynton residents, this project matters because Lyons Road is a major daily route for commuters, shoppers, and families traveling between Boynton Beach Boulevard, Atlantic Avenue, and nearby neighborhoods. Construction could mean temporary delays, but the long-term goal is to improve traffic flow and safety in an area that keeps getting busier. As Boynton continues to evolve, its infrastructure will need to keep up to accommodate the growing population.

A New Plan Could Change The Look And Feel Of Boynton Beach

Boynton Beach is taking a closer look at how public art should shape the city’s appearance in the years ahead. A new Public Art Master Plan is being developed to guide future murals, sculptures and other artwork in public spaces while building on pieces already found around the city. The plan follows months of public workshops and community input involving residents, businesses, artists and city staff. The Art Advisory Board was scheduled to make its final recommendation to the City Commission on August 12.

The proposal is expected to receive its first City Commission reading on September 1 at 6:00 p.m. at City Hall. For residents, the plan could influence much more than individual artwork. It offers Boynton a long-term blueprint for making public spaces more distinctive, attractive and reflective of the community’s identity, while helping create a more recognizable look and feel as new development continues and older areas of the city are improved.

One of Boynton’s eeriest stories involves the Stone Lodge, a roadside restaurant opened along US 1 in 1924. Owner Austin Stone was accidentally electrocuted in 1932, and seven years later his wife, Luisa, died from a rattlesnake bite. In 1940, the restaurant’s managers were found dead in a car outside in what was ruled a double suicide. Four deaths in eight years gave the long-gone Stone Lodge a haunting place in Boynton history.

After it closed in 2025, the redevelopment received approval on February 26th, 2026.

Plans include a clubhouse, pickleball and tennis courts, recreation areas, 35 acres of lakes, and 67 acres of open space. However, traffic remains the biggest concern for nearby residents. Once the development is completed it can easily add an additional 1,000 vehicles to an already overpopulated area. Hypoluxo, Jog, and Hagen Ranch roads will carry most of the vehicles. County consultants say improvements and adjusted signals will keep congestion manageable, but neighbors fear longer backups, cut-through traffic, and slower emergency response times. The first residents could arrive in 2027 or 2028, with the community being completed between 2030 and 2032.

The Truth Behind Boynton’s Latest Restaurant Violations

The next time you choose a place to eat, the menu may not be the only thing worth checking. During July, state inspectors found multiple high-priority food-safety violations at several local Boynton establishments, ranging from a breakfast café and pizza restaurant to a full-service restaurant and golf-club kitchen. Some recorded five or more high-priority violations, while two operations each received seven. Such violations can directly contribute to foodborne illness or injury. They may involve unsafe food temperatures, contaminated surfaces, improper storage or poor employee hygiene.

However, none of the Boynton businesses reviewed was temporarily closed, and some problems may have been corrected immediately. Still, remaining open does not mean an inspection was spotless. Florida reserves emergency closures for conditions posing an immediate public-health threat. For local diners, the lesson is simple: pay attention, check inspection reports and don’t ignore warning signs. A restaurant’s dining room may look inviting while its kitchen tells a very different story. To check if your favorite Boynton eatery is on the list, click here.

🤔 Did You Know?

Boynton Beach’s city government has come a long way since 1920. Early town business was conducted in humble locations such as the Boynton Lumber Company before permanent municipal offices were established downtown. Government operations eventually centered along Ocean Avenue, evolving as the city grew. The current City Hall and Library opened in July 2020 as part of a larger civic campus that continues to transform today.
