Most also preferred buildings no taller than five stories.

Their biggest concerns were traffic, congestion, and parking. This matters because the property sits at one of the most visible entrances to downtown Boynton Beach. Whatever is built there could shape the city’s image, affect nearby neighborhoods, create jobs, and influence traffic for years. The survey does not guarantee the final project will include everything residents requested, but it gives city leaders a clear message: build something attractive, useful, and welcoming without overwhelming the surrounding community.

Will Boynton Residents Pay More To Keep Emergency Services Ready?

Boynton Beach commissioners will meet today, Tuesday, July 14th, to reconsider the city’s proposed Fire Rescue assessment for the 2026–27 budget year. The special meeting begins at 5:30 pm at City Hall, located at 100 E. Ocean Avenue. Commissioners are expected to revise the estimated cost of providing fire rescue services and the preliminary rates that could be charged to affected properties. The assessment helps pay for fire rescue programs, facilities, and emergency response services throughout the city.

For residents and property owners, the important point is that no final charge will be approved Tuesday. The meeting only updates the city’s early estimates. Final rates and the assessment roll are scheduled for a public hearing on September 8th, after affected property owners receive mailed notice. The city is temporarily switching from chloramine to free chlorine from July 9th through July 30th as part of routine water-system maintenance. In the 1940’s-70’s roadside stands were all over Boynton. One such place was the Florieda Gift Shop on South Federal Highway. Its unusual name was intentional and extremely memorable. With a Gulf filling station, a tropical market, and a gift shop, it was a popular spot to visit. Travelers pulled in for freshly squeezed citrus juice, alligator handbags, tropical gifts, and more. Boynton Beach is quietly writing the rulebook for its next generation of growth. The city is updating its Comprehensive Plan 2050, a long-range blueprint that will help decide where housing goes, how roads and utilities are planned, what land is protected, where parks are improved, and how future development is managed. In other words, this is not just another City Hall document collecting dust. It is the plan that can shape traffic, density, redevelopment, neighborhoods, housing costs, public spaces, and the overall feel of Boynton Beach for decades.

The plan includes major sections on future land use, transportation, housing, utilities, conservation, recreation, coastal management, capital improvements, and private property rights. The next key step is scheduled for July 7th at 5:30 pm, when the plan heads to the Local Planning Agency for a first reading/transmittal hearing. North Seacrest May Be Next In Boynton’s Redevelopment Push

A quiet stretch of North Seacrest Boulevard may become one of the next pieces of Boynton Beach’s downtown redevelopment puzzle. The Boynton Beach CRA is assembling three properties — 209 and 217 N. Seacrest Boulevard, along with 109 NW 1st Avenue — for a future commercial or mixed-use project. The agency has spent more than $3.5 million acquiring the land, including the former two-story office building at 209 N. Seacrest, which has since been demolished after officials determined it was too costly to bring up to current safety standards.

No final project or completion date has been announced yet, which means this is still in the early land-assembly stage. But the impact could be significant. A future development could bring new businesses, housing, jobs, and activity to an area just west of the downtown core. For residents, it is another sign that Boynton’s redevelopment is not just happening along Federal Highway - it is beginning to push deeper into surrounding blocks.

For a city blessed with access to the Intracoastal Waterway, Boynton Beach has long lacked the kind of waterfront district that has become a centerpiece like neighboring communities have.

Visitors to Delray Beach often flock to Atlantic Avenue, while West Palm Beach boasts Clematis Street and a bustling waterfront lined with parks, restaurants, and public gathering spaces. Even Lake Worth Beach has developed a recognizable downtown connected to its waterfront identity.

So why hasn’t Boynton Beach?

Part of the answer lies in history. Unlike some neighboring cities, Boynton Beach developed around agriculture, industry, and transportation corridors rather than around a central waterfront district. Much of the cities growth occurred inland, leaving the waterfront area fragmented among marinas, commercial properties, and transportation infrastructure.

That may be changing. Over the past several years, city leaders and the Boynton Beach Community Redevelopment Agency (CRA) have invested heavily in the downtown and waterfront areas. Several projects are currently in the works, which are bringing hundreds of new residents closer to the city’s eastern core. At the same time, improvements at Boynton Harbor Marina and surrounding public spaces continue to strengthen the connection between downtown and the water.

The challenge remains creating a walkable destination where residents and visitors can dine, shop, gather, and enjoy the waterfront in one place. Building that kind of district takes time, private investment, public infrastructure, and a critical mass of people living nearby.

For perhaps the first time in decades, Boynton Beach may be approaching that tipping point. With thousands of new residential units planned or currently under construction in eastern Boynton, the city is laying the foundation for a waterfront district that could eventually become one of South Florida’s hidden gems.

The question is no longer whether Boynton Beach has the ingredients. The question is whether those ingredients can finally come together to create the vibrant waterfront destination residents and city officials have envisioned for years.

Budget decisions can also influence redevelopment efforts in eastern Boynton Beach, neighborhood improvements, traffic flow, and long-term infrastructure planning. Residents frequently ask for smoother roads, safer sidewalks, better parks, improved pedestrian connections, and upgraded public spaces. Budget season is when many of those requests compete for limited funding.

The city must also balance rising operating costs with long-term capital needs. Everything from maintaining parks and roads to replacing aging equipment and supporting police and fire services is part of the annual budget process. With possible changes to Florida’s property tax laws expected to be considered by voters in November, these decisions may be even more important than usual.

Few roads in the western Boynton Beach show the area’s rapid growth more clearly than Lyons Road. Once a quiet rural connector near the Agricultural Reserve, Lyons Road has become one of the region’s busiest north-south corridors. Palm Beach County has identified future improvements for parts of Lyons Road, including engineering work between Boynton Beach Boulevard and Hypoluxo Road. Still, many residents question whether road upgrades are keeping pace with development. The larger issue is clear: how can western Boynton Beach grow without sacrificing quality of life?

Boynton Beach Expands Police Tech — But Privacy Questions Remain

Boynton Beach leaders have approved a $2.2 million investment in new public safety technology, including additional police drones and automatic license plate readers. City officials pointed to early success from the existing drone program as one reason for expanding the effort. KC Market, the kosher grocery store in Village Square on Woolbright Road in Boynton Beach, is facing a legal dispute that could affect its future at the shopping center. According to court filings and published reports, the property owner has filed an eviction action claiming the market owes more than $100,000 in unpaid rent, maintenance fees, and other charges. KC Market has reportedly disputed some of the charges and is working to resolve the matter.

The store opened in late 2023 in the former Publix space and quickly became a destination for Boynton Beach’s growing kosher community, offering groceries, prepared foods, bakery items, and specialty products for local families. For now, KC Market remains open and continues serving customers while the case moves through the legal process. Like many commercial landlord-tenant disputes, the matter could still be settled before any final court decision is made.

Could One Of Boynton’s Last Forests Be Saved?

A disputed piece of city-owned forested land in east Boynton Beach is headed back to City Hall after residents urged commissioners to take another look at its future. At the June 16th city commission meeting, commissioners agreed to place Boynton Forest on a future agenda for more public discussion. The decision does not preserve the property or approve development, but it opens the door for more review before any final action is taken.

Vice Mayor Thomas Turkin requested the discussion after residents continued raising concerns about a proposed 72-unit townhome project that would remove the wooded area. Unresolved questions include possible deed restrictions, Palm Beach County’s authority over the land, and what legal tools could permanently protect the site. Residents have pointed to wildlife habitat, tree canopy, groundwater recharge, cooler neighborhood temperatures, and gopher tortoises on the property. No final decision has been made, but preservation advocates say the forest deserves long-term protection.

Tucked away along Seacrest Boulevard is Boynton Beach Memorial Park, but it is more than just a cemetery. It is a tangible link to the community’s earliest days. Known as the “Old Section”, it served as the first official burial ground for the pioneers who settled in Boynton at the turn of the 20th century. The earliest legible gravestones date back to 1903, just a few years after the town of Boynton was platted in 1898 and when fewer than 100 people called the area home. Many of Boyntons founding families are represented here.

A new luxury neighborhood is taking shape just outside Boynton Beach, adding another high-end development to the growing Lake Worth/Boynton Beach corridor. Amara, a DiVosta Homes community near Hypoluxo Road and State Road 441/7, will feature 145 single-family estate-style homes on unusually large lots, ranging from about half an acre to multi-acre properties. Homes will offer 3 to 7 bedrooms, with floor plans ranging from approximately 2,700 to more than 5,600 square feet.

Buyers can choose from 10 designs, with some options allowing for pools, guest casitas, expanded outdoor living areas, and three-car garages. Prices start in the $1.2 million range. The community will also include resort-style amenities such as a 4,500-square-foot clubhouse, pool with cabanas, fitness center, sports courts, playgrounds, and gathering spaces. For Boynton residents, Amara reflects the continued westward expansion of luxury housing near major roads, shopping, medical facilities, and future recreation destinations.

Florida Is Cracking Down On Restaurant Surprise Fees

Beginning July 1, Florida restaurants, food trucks, caterers, and other food service businesses will be required to clearly disclose mandatory fees before customers order, under a new state law known as the “Operations Charge” law. The law does not create a new tax or force restaurants to add fees. Instead, it is aimed at transparency. Any required charge added to the cost of food or drinks — excluding government taxes — must be clearly listed on menus, websites, mobile apps, and catering contracts.

This includes service charges, automatic gratuities, delivery fees, credit card surcharges, and other mandatory costs. For Boynton Beach diners, the change could affect hundreds of local restaurants, chains, neighborhood eateries, and food trucks across the area. Bills and receipts must also separately show gratuities, operations charges, and sales tax. Supporters say the law is designed to prevent surprise fees and help customers know the real cost before they order.

For many Boynton Beach residents, the former Toys R Us on North Congress Avenue is more than just an empty building—it’s a reminder of childhood shopping trips, holiday wish lists, and family traditions. Although the store closed in 2018 as part of the retailer’s nationwide bankruptcy and liquidation, the large building remains vacant more than eight years later. The property was purchased by a South Florida developer in 2019, sparking hopes that a new retailer or redevelopment project would soon take its place. However, no plans have materialized.

One reason may be the building’s size. At more than 37,000 square feet, the structure is larger than what many modern retailers are seeking as shopping trends continue shifting toward smaller stores and online sales. Located along the Congress Avenue and Boynton Mall corridor, the vacant building stands as a visible reminder of how much the local retail landscape has changed. For now, many residents continue to wonder what, if anything, will eventually replace one of Boynton Beach’s most recognizable empty storefronts.

Trader Joe’s Is Officially Coming To Boynton Beach

One of the most anticipated grocery stores in Palm Beach County is officially coming to Boynton Beach. Trader Joe’s has confirmed plans to open a new location at Oakwood Square on North Congress Avenue, across from the Boynton Beach Mall. The popular grocery chain will move into an existing 36,000 square foot retail space (formerly Stein Mart) within the shopping center rather than constructing a new building. Known for its private-label products, specialty frozen foods, fresh flowers, and affordable prices, Trader Joe’s has developed a loyal following throughout South Florida.

Boynton Beach owes its name to a father of five. Major Nathan S. Boynton, a civil war veteran, was an inventor, businessman, and owned 400-500 acres of land. Major Boynton built the wooden Boynton Hotel, and the land also served as his family’s summer home. He raised his large family, along with his wife Anna (who was from Spain) and he ran the hotel until 1925 when it was closed and demolished.

Two of Boynton’s earliest African-American pioneers were Alonzo King and Samuel Cade. In the 1890s, King was a farmer, businessman, landowner, and driver for the Boynton Hotel. He also partnered with a local fruit shipper and was active in community affairs. Cade, a skilled farmer from Georgia and neighbor of the King family, was also highly respected. Together, they helped establish the African-American farming community that played an important role in Boynton’s early agricultural development.

Palm Beach County Commissioners recently toured the Agricultural Reserve, a 22,000-acre area stretching through western Boynton Beach, Delray Beach, and Boca Raton. It was established to preserve farming, open space, wetlands, and groundwater recharge areas. The visit gave county leaders a firsthand look at active farm, nurseries, and agricultural operations that continue to play a major role in the local economy.

The Agricultural Reserve was created to balance growth with conservation, allowing agriculture to remain a viable industry while protecting environmentally sensitive land. The long-planned project will transform one of downtown’s most visible vacant parcels into an eight-story mixed-use development featuring 371 apartments and more than 25,000 square feet of retail and commercial space. Plans also include public gathering areas, outdoor plazas, structured parking, and amenities such as a resort-style pool, fitness center, pickleball court, and coworking space.

Approved in 2023, Ocean One hit several roadblocks as rising construction costs and financing challenges slowed progress. Earlier this year, however, developers secured more than $100 million in construction funding and added new investment partners, helping move the project forward. City leaders view Ocean One as a key piece of downtown’s transformation alongside projects like The Pierce and Octavia. For many Boynton residents, the appearance of cranes is more than construction activity—it’s the clearest sign yet that a new downtown is finally taking shape.

Lower Taxes, Fewer Services? Boynton Residents May Soon Decide

There are differing accounts of who should be credited with founding Boynton Beach, with several early pioneers playing important roles. Land records show that one of the area’s first settlers was H. Dexter Hubel, a Canadian-born Michigan resident who claimed 80 acres along the beach in 1877, just east of present-day downtown. He built a small hut from driftwood and palmetto leaves and later brought his family south. But the rugged, scrub-covered coastline proved difficult, and after a house fire forced them from their home, the family abandoned the settlement.

Downtown Boynton Beach is moving closer to another major redevelopment project that could reshape the city’s core in the coming years. Known as The Pierce, the proposed mixed-use development at 115 N. Federal Highway is expected to bring 300 apartments, new restaurants and shops, office space, and 150 public parking spaces to downtown. Construction could begin within the next few months. According to the Boynton Beach Community Redevelopment Agency, about half of the apartments will be designated as workforce housing for residents earning between 80% and 120% of the area’s median income.

The eight-story project, developed by Affiliated Development, represents an investment of roughly $80 million. Planned amenities include a resort-style pool, fitness center, and pickleball courts. The popular Hurricane Alley restaurant is also expected to remain part of the site. For Boynton Beach residents, The Pierce represents more than just another apartment building. Along with projects such as Ocean One and Octavia, it’s part of a broader effort to create a more walkable, vibrant downtown area. It will provide additional housing, businesses, and public parking near Ocean Avenue and the marina district.

It would signal with its horn: three short, three long, and finally three short sounds in sequence. This was an SOS Morse Code signal to alert the locals. Downtown Boynton Beach is moving closer to one of its most significant redevelopment projects in decades. The long-planned Octavia development, formerly known as Town Square Apartments, will bring 465 luxury apartments in an eight-story building adjacent to the new City Hall as part of a broader transformation of the Town Square District. Supported by the Boynton Beach Community Redevelopment Agency, the project is designed to help establish downtown as a true residential destination rather than simply a place to work or visit.

In addition to apartments, Octavia will feature retail space, parking garages, public gathering areas, and pedestrian-friendly streetscapes. Amenities are expected to include a resort-style pool, Zen garden, rooftop dog park, sports lounge, club room, spa area, and children’s spaces. Floor plans will range from studios to four-bedroom units, appealing to a wide variety of residents. With Mediterranean-inspired architecture, retail shops, and green spaces, Octavia aims to create the type of walkable “live-work-play” environment often associated with Boca Raton and West Palm Beach, bringing a new level of urban living to downtown Boynton Beach.

Miner Road was named after James Miner who arrived in Boynton Beach in 1930, from Michigan. His ancestors settled here in 1918 and James’ grandfather was a bridge tender at the well-known Ocean Avenue Bridge. James was a prominent civic leader, an active church member, and an expert cabinetmaker. His legacy also included the operation of an extensive commercial mango tree farm and he grew hydroponic roses. The road we now know today sits beside the site where the mangoes and roses delighted travelers passing by, as illustrated in the above image.

Tire Amnesty Week is June 1st through June 5th in Boynton Beach. Residents are allowed to place up to 8 car tires (with or without rims) at the curb during this collection week. Tires will be picked up on scheduled neighborhood bulk trash days. It will not be a separate pickup day. To take advantage of this special trash collection, the requirements are as follows. Tires must be placed at the edge of the road, at least 3 feet away from garbage cans and any fixtures such as mailboxes, telephone poles, transformers, or light poles.

Vegetation must be kept separate from tires when both are present at the curb. This is the only opportunity Boynton Beach residents will have for neighborhood tire pick up, as there will be no make-up days if amnesty week is missed. Property tax relief could be moving closer to reality in Florida. Governor Ron DeSantis announced Wednesday, May 27, that he is calling lawmakers back to Tallahassee for a special legislative session during the week of June 1 to consider a major property tax proposal. The plan, called “Save Our Homes From Excessive Property Taxes,” would raise Florida’s homestead exemption from $50,000 to $250,000. DeSantis says the plan could eliminate property taxes for roughly 60% of Florida homeowners.

The long-term goal is to phase out homestead property taxes entirely. For Boynton Beach residents, this is a big one. Lower taxes could bring real relief as insurance, housing, and everyday costs keep climbing. But there’s a catch: property taxes also help fund local services like police, fire rescue, infrastructure, schools, and environmental protection. The proposal still faces major hurdles, including approval by lawmakers and voters. Translation: this debate is just getting started.

Palm Beach County’s Teacher Raise Comes With a Tough Budget Reality

Palm Beach County teachers, including those in Boynton Beach, recently won a 3.5% recurring pay raise after months of negotiations. School board members approved the raise 6-1, saying teachers need help keeping up with South Florida’s brutal cost of living. And let’s be honest - they do. Earlier this month, Governor Ron DeSantis signed a new law changing how building permits and home inspections are handled across Florida. For residents in Boynton Beach and the fast-growing western Boynton area, House Bill 803 could make smaller home improvement projects faster, cheaper, and less tangled in red tape. Beginning July 1, 2026, many non-structural residential projects under $7,500 may no longer require a traditional building permit, as long as the property is not in a designated flood hazard area and the work does not involve plumbing, electrical, gas, mechanical, or structural systems.

Projects such as interior painting, flooring, cabinetry, drywall work, some fencing, and cosmetic upgrades may be able to move forward without permit approval. For Boynton Beach homeowners, especially those living in HOA communities across west Boynton, another major change involves architectural reviews. HOAs will no longer be allowed to require homeowners to first obtain a government-issued building permit before beginning the HOA review process. That could shorten approval timelines for residents in communities with strict design boards.

The law also aims to reduce long waits at local permitting offices. HB 803 requires local governments to respond more quickly to permit applications, including a five-day response window for smaller projects under $15,000. In fast-growing areas like Boynton Beach, where remodeling, construction, and development activity have surged in recent years, supporters say the law could ease backlogs for homeowners, contractors, and local building departments. But not everyone is convinced. Critics warn that fewer required permits and inspections could open the door to unlicensed or lower-quality work.

That concern carries extra weight in South Florida, where hurricane standards, insurance issues, and property values are never far from mind. Poorly completed work could create problems later during home sales, insurance claims, or storm damage inspections. The bill also expands the role of private inspectors and engineers, which could help larger projects in Boynton Beach and Palm Beach County move through the approval process more quickly.
