$11.5 Million Boost: The Deal That Could Transform Federal Highway in Boynton
Boynton Commissioners Just Made a Big Move on Ocean One — Here’s What It Means
A long-stalled redevelopment site just east of Federal Highway in Boynton Beach may finally be turning a corner. The mixed-use project Ocean One - in the pipeline since 2017 - got a key boost in December. This is when city commissioners approved increasing the CRA (Community Redevelopment Agency) subsidy to $11.5 million, which is $2.5 million more than the deal approved in May 2024.
Now led by Hyperion Group, the updated plan for the 3.5-acre site includes 370+ apartments, 25,000 sq. ft. of retail/commercial space, green space, and a 90-space public garage, plus plazas and outdoor seating. The deal would share 20% of parking revenue with the Boynton Beach CRA. Funding talks are still ongoing, but residents hope the blighted parcel becomes a new gateway for East Boynton, bringing more foot traffic, businesses, and momentum to its core.
Your Water Rates Could Change: County vs. Boynton Pricing Showdown
Palm Beach County is weighing a purchase of Boynton Beach’s $72 million water utility system. It could affect unincorporated Boynton and nearby coastal towns. The idea surfaced in October 2025. City Manager Dan Duggar suggested Boynton might drop westward annexation plans if the county takes over the utility.
Boynton’s plants serve about 125,000 customers, including Ocean Ridge and Briny Breezes. Gulf Stream is expected to join in 2027 after a pipe extension. Rate hikes are proposed - 15% this fiscal year, with more projected. A county takeover could mean lower rates because county water is cheaper per gallon. The review could take up to two years before any decision is made.

Strong update on Ocean One. The $2.5M subsidy increase makes sense when you consider how long this site has sat blighted since 2017. What caught my eye is the 20% parking revenue share with the CRA, that structure could incentivize better maintainence than typical public parking. The water utility takeover angle is interesting to bc lower rates would help offset anyhousing cost increases from new development
