Another Major Housing Project Heads to West Boynton
PulteGroup Expands Its Footprint As Demand For Housing Grows
PulteGroup, one of the nation’s largest homebuilders, received unanimous approval last week from the Palm Beach County Board of Commissioners to develop 70 townhomes on a 10-acre site at 10438 Hagen Ranch Road in West Boynton Beach. The decision included approval to rezone the property from Agricultural Residential to Single-Family Residential, along with a Class A Conditional Use permit, clearing the way for construction to move forward. The project will replace the longtime Hagen Road Garden Center, a family-owned wholesale-to-public nursery operated by the Cardona family for more than 13 years.
The Boynton Weekly spoke with Ernie Cardona, the owner’s son, who said the garden center has built a strong reputation among residents and landscapers throughout the area. Plans are underway to relocate the business to a new site behind the Four Points near the corner of Boynton Beach Boulevard and SR 441. The timing of the inventory move depends on coordination with the developer, though Cardona estimates the transition will take roughly six months. Updates on the relocation will be shared through the garden center’s Facebook and Instagram pages.
County officials say new townhome developments in the area are limited and that additional housing options are needed to improve affordability and expand opportunities to purchase homes under $1 million. The proposed community is expected to include a pool, cabana, and green space, though details on unit sizes and floorplans have not yet been released.
The approval comes as Boynton Beach and Palm Beach County continue to face a significant shortage of workforce housing, with projections estimating the need for an additional 200,000 housing units countywide by 2034. PulteGroup is also active elsewhere in the city, including the near-completion of The Cottage District, a workforce housing community near downtown Boynton Beach, along with several other projects in various stages of development.
Residents have expressed mixed reactions to the project, particularly regarding increased traffic along the Hagen Ranch Road corridor, which already sees more than 15,000 vehicles per day. While no road widening is currently scheduled for that stretch under the county’s five-year road program, officials say traffic conditions will continue to be monitored as growth continues. Pricing for the new townhomes has not been announced, but market estimates suggest homes could be priced around $500,000, with construction likely more than a year away.
