Downtown Boynton Is About To Look Very Different
This $80 Million Project Will Reshape East Boynton Forever
Downtown Boynton Beach is moving closer to another major redevelopment project that could reshape the city’s core in the coming years. Known as The Pierce, the proposed mixed-use development at 115 N. Federal Highway is expected to bring 300 apartments, new restaurants and shops, office space, and 150 public parking spaces to downtown. Construction could begin within the next few months. According to the Boynton Beach Community Redevelopment Agency, about half of the apartments will be designated as workforce housing for residents earning between 80% and 120% of the area’s median income.
The eight-story project, developed by Affiliated Development, represents an investment of roughly $80 million. Planned amenities include a resort-style pool, fitness center, and pickleball courts. The popular Hurricane Alley restaurant is also expected to remain part of the site. For Boynton Beach residents, The Pierce represents more than just another apartment building. Along with projects such as Ocean One and Octavia, it’s part of a broader effort to create a more walkable, vibrant downtown area. It will provide additional housing, businesses, and public parking near Ocean Avenue and the marina district.
Boynton Residents Could Get Money Back For Storm Upgrades
As hurricane season gets underway, Boynton Beach homeowners have a new reason to tackle long-delayed home improvement projects. The Boynton Beach City Commission recently approved a temporary permit fee rebate program that could help residents save money while making their homes more storm-ready. The program, which runs through September 15, 2026, offers rebates on eligible city building permit fees for qualifying homesteaded properties. Projects that may qualify include roof replacements, impact-resistant windows and doors, air-conditioning system upgrades, and generator installations.
Many of these improvements can help protect homes during hurricanes, reduce energy costs, and potentially lower insurance premiums. For Boynton residents facing rising insurance rates and another active storm season, the program could provide welcome financial relief. Since most of the qualifying projects already require permits, the rebates offer a chance to recover some of those costs while improving a home’s resilience. In the early days of Boynton, communication wasn’t widespread. Before advanced warning systems, and The Weather Channel updates, Boynton residents had little time to prepare for hurricanes. Prior to the daily news or radio broadcasts, one of the earliest ways to alert residents was the Florida East Coast Railway. It would signal with its horn: three short, three long, and finally three short sounds in sequence. This was an SOS Morse Code signal to alert the locals.
